As we have reported, the Landmarks Preservation Commission is in the process of dealing with the backlog of 95 items that have been on its calendar since before 2010, some for decades. That process took a big step forward Tuesday, with 30 sites remaining on the calendar as priorities for designation vote by the end of 2016. Five sites were removed from the calendar for lack of merit.
The city is moving to redevelop the Flatbush Caton Market into a mixed-use, affordable apartment building, and now a private developer has filed plans for a vacant lot on the next block, at 2155 Caton Avenue.
Julio Salinas, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, three-unit residential building at 656 Warwick Street, in central East New York, located a stone’s throw away from the New Lots Avenue stop on the 3 train. The new structure will measure 3,278 square feet in total and the full-floor units will average a family-sized 1,093 square feet apiece. The ground-floor unit will feature an indoor garage and recreational space in the cellar. Michael Sbeglia’s Brooklyn-based Design Concept Architects is the architect of record. The 20-foot-wide lot is currently being used as a parking lot.
Brooklyn-based Infinity Properties, headed by Isaac Dana, has filed applications for a four-story, seven-unit residential building at 894 Willoughby Avenue, in western Bushwick, located four blocks from the Myrtle Avenue stop on the J, M, and Z trains. The new structure will measure 5,027 square feet in total and its residential units will average a rental-sized 691 square feet apiece. There will be two units per floor except for the fourth floor, which will have only one. Olabanji Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. Demolition permits were filed this back January to remove the site’s existing two-story, 22-foot-wide townhouse.
Haim Levy’s Jamaica-based Phoenix Home Realty Inc. has filed applications for a four-story, four-unit residential building at 526 Kosciuszko Street, in Bedford-Stuyvesant, located two blocks west of the Kosciuszko Street stop on the J train. The new 4,520 square-foot building will rise on a vacant 20-foot-wide lot and will boast full-floor apartment units averaging 1,087 square feet apiece, indicative of condominiums. The same developer is also expanding the adjacent three-story townhouse at 528 Kosciuszko Street. That building will be expanded to 3,692 square feet (a growth of 374 square feet) and will contain three full-floor residential units. Apartments at 528 Kosciuszko will average 1,231 square feet apiece. Queens-based Gerald Caliendo is the architect of record.
