Two Three-Story, Two-Unit Residential Buildings Coming To 431 Warwick Street, East New York

Queens Village-based Melody Development, headed by David Manesh, has filed applications for two three-story, two-unit residential buildings at 431-433 Warwick Street, in central East New York, located six blocks east of the Van Siclen Avenue stop on the C train. Both buildings will measure a total 4,200 square feet each, which means the apartments will be rather spacious. According to the Schedule A, both new properties will feature a duplex unit across the ground and second floors, and a single unit on the third floor. Long Island-based Shahriar Afshari is the applicant of record. The 40-foot-wide site is currently vacant and is located just south of the area’s rezoning, which the City Planning Commission approved last month.

Four-Story, Four-Unit Residential Project Coming To 129 Schaefer Street, Bushwick

Property owner Haim Levy, doing business as Phoenix Home Realty Inc., has filed applications for a four-story, four-unit residential building at 129 Schaefer Street, in eastern Bushwick, located five blocks from the Wilson Avenue stop on the L train. The structure will measure just 5,133 square feet and its full-floor residential units should average 1,027 square feet apiece. That means family-sized rental units are probably in the works here. Queens-based Gerald J. Caliendo is the architect of record. The 19-foot-wide lot is currently vacant.

Five-Story, 10-Unit Residential Building Planned At 98 Martin Luther King Jr. Place, Bedford-Stuyvesant

Brooklyn-based Josef Perlstein, doing business as an anonymous LLC, has filed applications for a five-story, 10-unit residential building at 98 Martin Luther King Jr. Place, in northern Bedford-Stuyvesant, located two blocks from the Myrtle – Willoughby Avenues stop on the G train. The structure will encompass 10,733 square feet and its residential units will average 750 square feet apiece, indicative of rental apartments. There will be two apartments on each floor. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 25-foot-wide lot is currently vacant.

Another day, another new development headed for central Bushwick. Yesterday’s crop of filings brought applications for a five-story apartment building at 1351 DeKalb Avenue, just north of elevated M train tracks that run along Myrtle Avenue.

32-Story 86 Fleet Place Rises Above Ground in Downtown Brooklyn

It was back in September of 2014 that YIMBY brought you news of permits being filed by John Catsimatidis’s Red Apple Group for a 32-story mixed-use tower at 86 Fleet Place, between Willoughby Street and Myrtle Avenue, in Downtown Brooklyn. Now, thanks to photos sent to us by our friend Tectonic, we can see that the building is at least one floor above the ground.

Three-Story, 17,301-Square-Foot Commercial Conversion Planned At 425 Hoyt Street, Gowanus

Developer Peter Moore has recently filed applications to turn the former two-story, 15,342-square-foot industrial building at 425 Hoyt Street, in Gowanus, into a three-story, multi-use commercial building. Filings indicate the structure will be expanded by 3,956 square feet and will eventually boast 17,301 square feet of commercial space. DNAinfo reports the ground floor will most likely be leased as office space, although the Schedule A says it could also be retail space. The second and third floors would host private art galleries to showcase and/or store artwork. The developer is banking on plans to clean up and build a park along the Gowanus Canal that would hopefully make the area more attractive. Chinatown-based Jung Wor Chin is the architect of record.

Four-Story, Three-Duplex-Unit Residential Project Coming To 344 Willoughby Avenue, Bedford-Stuyvesant

Brooklyn-based property owner Joel Jacob, doing business through an anonymous LLC, has filed applications for a four-story, three-unit residential building at 344 Willoughby Avenue, in northwestern Bedford-Stuyvesant, located in a neighborhood that’s predominantly populated by Hasidic Jews. The structure will encompass 6,031 square feet and all the three units will be duplexes. One duplex will span the ground and second floors, while two duplexes will share the third and fourth floors. That works out to family-sized units averaging a very spacious 2,010 square feet apiece. Maspeth-based Genaro R. Urueta is the applicant of record. The 34-foot-wide plot is currently occupied by two two-story townhouses and demolition permits have not yet been filed.

Four-Story, Four-Unit Residential Building Planned At 399 Adelphi Street, Fort Greene

Brooklyn-based Urban View Realty has filed applications for a four-story, four-unit residential building at 399 Adelphi Street, in southern Fort Greene, located five blocks from the Lafayette Avenue stop on the C train. The structure will measure just 5,000 square feet and all of its residential units will have full-floor configurations. The fourth-floor penthouse units will feature, in addition, a fifth-floor penthouse level. The apartments will most likely be condominiums. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The project would rise on a 25-foot-wide vacant lot, although the plot of land is associated with the building next door and must first be subdivided.

Four-Story, Seven-Unit Residential Building Filed At 846 Quincy Street, Bedford-Stuyvesant

Queens-based property owner Idan Cohen has filed applications for a four-story, seven-unit residential building at 846 Quincy Street, in eastern Bedford-Stuyvesant, located two blocks from the Gates Avenue stop on the J and Z trains. The structure will measure 5,000 square feet and there will be two apartments per floor on the ground through third levels. The project’s residential unit on the fourth floor will feature additional space in a fifth-floor penthouse. The residential space listed on permits is misleading, with only 3,000 square feet allotted for the seven units, which would work out to an average size of about 429 square feet. Still, apartments here will probably be rentals. Woody Chen’s Infocus Design & Planning is the architect of record, and the 25-foot-wide lot has been long vacant.

181 Front Street Reaches Second Floor, DUMBO

It’s been over half a year since we gave you an update on 181 Front Street, a mixed-use project between Jay Street and Bridge Street in DUMBO. Back in July, foundation work was being done. Now, there’s some building to be seen. Photos sent to us by our friend Tectonic, show the structure is about two-stories off the ground.
