Four-Story, Four-Unit Condo Project Filed At 132 Waverly Avenue, Clinton Hill

Greenwich Village-based Wavbuilders, LLC, has filed applications for a four-story, four-unit residential building at 132 Waverly Avenue, in northern Clinton Hill, four blocks from the G train’s stop at Washington Avenue. The building will measure 6,210 square feet in total, and full-floor units will likely be condominiums, averaging 1,552 square feet each. Clinton Hill-based Brent Porter & Associates is the applicant of record.

Eight-Story, 82-Unit Residential Building Planned At 1825 Ocean Avenue, Midwood

Borough Park-based Ranco Capital has filed applications for an eight-story, 82-unit residential building at 1825 Ocean Avenue, in Midwood, five blocks from the Q train’s Avenue M stop. The building will measure 63,291 square feet in total, and units will average a rental-sized 772 square feet each. Mapleton-based N.A. Design Studio is the applicant of record, and a gas station must first be removed.

180-Unit Apartment Building Planned at 338 Evergreen Avenue, Bushwick

Christian non-profit Metro World Child is renovating and expanding its Bushwick headquarters, and their development partner, Moshe Braver, has filed new building applications for a five-story residential project on their former property at 338 Evergreen Avenue.

Eight-Story, 26-Unit Residential Building Filed At 1251 East 19th Street, Midwood

Midwood-based BWH Construction has filed applications for an eight-story, 26-unit residential building at 1251 East 19th Street, in Midwood, three blocks from the Q train’s Avenue M stop. The building will measure 31,895 square feet, which means units will average 1,227 square feet apiece, possibly making for condominiums. Felix Pustylnik is the applicant of record. The 2.5-story home at 1251 East 19th Street was demolished over the past month, but demolition has not yet begun at the three-story residential building spanning Nos. 1943-1947.

Four-Story, 10-Unit Residential Building Coming To 1266 Pacific Street, Crown Heights

Bed-Stuy-based CS Real Estate has filed applications for a four-story, 10-unit residential building at 1266 Pacific Street, in western Crown Heights, a block from the Nostrand Avenue LIRR station and three blocks from the A and C subways. The building will stand 70 feet tall, and thanks to mezzanine levels on each floor beginning with the second, units will get a little more residential space. Units will measure an average 850 square feet apiece, and Rego Park-based Diego Aguilera is the architect of record.

Landmarks Wants Reduced Scale On Park Slope Pavilion Theater Project

The concept of retaining Park Slope’s Pavilion cinema in a new, smaller form while converting the rest of the building and demolishing the neighboring one-story building for apartments was welcomed by the Landmarks Preservation Commission on Tuesday. However, the current proposal could not pass muster. Put simply, it was seen as out of scale by many of the commissioners. The sentiment was shared by the public.

New Four-Bedroom House Coming To 145 Gates Avenue, Clinton Hill

A vacant lot in Brooklyn’s Clinton Hill neighborhood will be no more. On Tuesday, the Landmarks Preservation Commission approved a new building for 145 Gates Avenue (at the corner of Grand Avenue). The structure will be a three-story house (four with the cellar) with four bedrooms in the Italianate style.

44-Story, 270-Unit Mixed-Use Building Proposed At 141 Willoughby Street, Downtown Brooklyn

Savanna has filed applications for a variance to build a 44-story, 310,000 square-foot mixed-use building at 141 Willoughby Street, in Downtown Brooklyn. In exchange for the rezoning, 30 percent of the building’s 270 residential units would be set aside as affordable. At the base, 28,000 square feet of retail space would span the ground and second floors, in addition to 34,000 square feet of office space on the third and fourth floors, according to The Real Deal. An existing three-story building must first be demolished.

In April, developer Yidel Hirsch filed plans to build a six-story apartment building on the site of a former chemical factory at 215 Freeman Street, on the corner of McGuinness Boulevard in Greenpoint. The Department of Buildings disapproved those plans, but he’s filed new building applications to develop another residential project across the street at 216 Freeman Street.

Five-Story, 10-Unit Mixed-Use Building Planned At 211 Troy Avenue, Crown Heights

Edward Katanov, operating under an anonymous LLC, has filed applications for a five-story, 10-unit mixed-use building at 211 Troy Avenue, in central Crown Heights, five blocks from the Utica Avenue stop on the 3, 4 and 5 trains. A day care facility will span the cellar through second levels, measuring 10,200 square feet, and residential units, averaging 835 square feet, will take up the third through fifth floors. Scott Schnall Consulting, based in Cobble Hill, is the applicant of record, and the former three-story, three-unit townhouse was demolished in July.
