Four-Story, 10-Unit Residential Building Planned At 1479 Greene Avenue, Bushwick

Jack Rothenberg, doing business as a Brooklyn-based LLC, has filed applications for a four-story, 10-unit residential building at 1479 Greene Avenue, in northern Bushwick, located four or five blocks from stops on either the M or L trains. While the project will measure 11,657 square feet in its entirety, 8,673 square feet will be used as residential space, which means units will average 867 square feet apiece. The building will feature a fifth-floor penthouse, which will be part of a duplex unit located on the fourth floor. Charles Mallea’s Brooklyn-based M Architecture is the applicant of record. The plot of land includes a vacant parcel and a two-story wood-framed house, which must first be demolished.

Gravesend Mall Plans an Expansion at 1684 Shore Parkway

Anyone looking for a suburban-style mall has to travel to the outer edges of New York City, but there are a few sprawling commercial centers for New Yorkers who can drive to the southern reaches of Brooklyn. One of those malls is Ceasar’s Bay Shopping Center, a couple of acres of chain stores and parking lots on the shore of Gravesend Bay.

Last week, YIMBY wrote about a pair of apartment buildings planned in Ridgewood, which will be Brookland Capital’s fist project in Queens. Now we have a rendering for their condo development at 443 Bainbridge Street in Bed-Stuy, a few blocks from the developer’s offices on Malcolm X Boulevard.

Two-Unit House Coming to 147 St. Felix Street, BAM Historic District

On Tuesday, the Landmarks Preservation Commission approved construction of a new two-unit house at the corner of St. Felix Street and Hanson Place in the Brooklyn Academy of Music Historic District. The new construction at 147 St. Felix Street, a lot vacant since 1999, will rise three stories and will hopefully fare better than the site’s two previous occupants.

YIMBY’s 2015 New Construction Report: Number of New Units Entering Pipeline Falls 25% to 33,973

While 2014 was a banner year for new building filings in the five boroughs with 44,817 new units entering the DOB pipeline, 2015 saw a substantial decrease in activity. With 33,973 units filed in new developments over the course of last year, year-over-year filings decreased by almost 25%.

Now, thanks to photos sent to us by our friend Tectonic, we can report that 319 Schermerhorn Street’s construction has nearly reached the half way mark.

Shareholders Vote Against Development Plans At 220 Cadman Plaza West, Brooklyn Heights

Late last year, Anbau Enterprises offered to pay roughy $75 million to demolish a single-story retail building and build a 40-story residential tower at 220 Cadman Plaza West, in Brooklyn Heights. Even after the developer increased the bid to $130 million last week, meaning a $150,000 payout for each shareholder, the shareholder residents of Whitman Owner Corp. at 75 Henry Street voted against the offer, according to the Brooklyn Daily Eagle. That means the board will not investigate the development plans and the one-story retail building along Pineapple Walk will remain as is.

Four-Story, Eight-Unit Residential Building Planned At 204 Monroe Street, Bedford-Stuyvesant

Tomer Erlich, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 204 Monroe Street, in western Bedford-Stuyvesant, located seven blocks north of the Nostrand Avenue stop on the A and C trains. The building will measure 10,000 square feet in total, with 8,000 square feet being used as residential space. Units will average 1,000 square feet apiece, and two duplex units will be located across the third, fourth, and penthouse floors. Robert Lin’s Flushing-based A&T Engineering is the applicant of record. Permits were filed in December to demolish an existing single-story warehouse.

Six-Story, Eight-Unit Mixed-Use Project Now Planned At 797 Sterling Place, Crown Heights

In May of 2015, YIMBY reported on applications for a four-story, seven-unit residential project at 797 Sterling Place, in eastern Crown Heights. The developer, Ari Kirschrnbaum, however, has since filed permits for a larger building. The new filings call for a six-story, eight-unit mixed-use structure measuring 13,292 square feet in total. A 1,706 square-foot children’s day care is now planned on the ground and cellar levels. The residential units will begin on the second floor and should average 1,034 square feet apiece, which means small condos may be in the works. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The site is located within a five-block radius of the 2, 3, 4, 5, and Franklin Avenue Shuttle (S) trains.
