Revealed: Six-Story Expansion of Harlem Hebrew Language Academy Charter School at 147 St. Nicholas Avenue

Back in October of 2015, the Harlem Hebrew Language Academy Charter School, located in the five-story building at 147 St. Nicholas Avenue, between West 117th and 118th streets in Harlem, filed applications for an expansion into the vacant corner lot on 118th Street. The five-story, 37,907-square-foot structure would be transformed into a six-story, 51,517-square-foot building through various vertical and horizontal expansions. Harlem+Bespoke now has an on-site rendering of the project, being designed by BL Companies Inc. Once completed, the building will include a cafeteria, classrooms, muti-purpose rooms, administration offices, and an auditorium.

Smaller Addition to 1143 Fifth Avenue Still A No-Go At Landmarks

Back in November, we reported on a proposal to take a seven-story residential building at 1143 Fifth Avenue, between East 95th and 96th streets in the Carnegie Hill Historic District, and enlarge it to 13 stories. That really didn’t go over well with neighbors and preservationists, and the Landmarks Preservation Commission didn’t approve it. Last Tuesday, a new proposal, one that would have the existing one-story addition rebuilt as a two-story addition, also did not pass muster with the commissioners.

New Look at Related’s The Easton at 205 East 92nd Street, Upper East Side

Related Companies’ luxury rental development at 205 East 92nd Street, in the Upper East Side neighborhood of Carnegie Hill, is set for occupancy in May. Now, we have a new renderings, both exterior and interior, of the coming development, now dubbed The Easton. If the address sounds familiar, the building used to be known as the Henley.

Construction Underway At Bottega Veneta’s 740 Madison Avenue Boutique, Upper East Side

Construction of the 24,000-square-foot Bottega Venetta boutique store is in full swing at the intersection of Madison Avenue and East 64th Street. The retailer will occupy 740 Madison Avenue along with 23 and 25 East 64th Street. It acquired the property from the Wildenstein family of international art dealers in the fourth most expensive lease of 2014, with an estimated rent of $8 million. Sitting one block east of Central Park and a few blocks north of the Billionaires’ Row rising along 57th Street, the site is within the Upper East Side Historic District, meaning that the developer had to engage in a delicate design and approval process before starting work on the three 19th century buildings.

First Renderings Of 10-Story, 64-Unit Residential Addition At 707 West End Avenue, Upper West Side

In January, YIMBY brought you an update on the planned 10-story, 64-unit residential addition atop the existing six-story, 144-unit rental building at 707-711 West End Avenue, between West 94th and 95th Streets, on the Upper West Side. Now, Curbed has the first official rendering that shows a glimpse of the top of the structure. The project, dubbed the Haswell, will add 155,420 square feet of residential space to the property. Condominium units should average a spacious 1,905 square feet apiece, and amenities will include private and communal outdoor spaces, a reading room, and a renovated lobby. The existing, largely rent-stabilized, building will also get extensive renovations, including new windows, and will have access to 5,000 square feet of new outdoor space on the second floor. SJP Properties and P2B Ventures are the developers and PBDW Architects is designing. Completion is expected in early 2018.

Possible Development Site Up For Sale At 1291-1297 Third Avenue, Upper East Side

Premier Equities is placing on the market an assemblage of five tenement buildings along Third Avenue, between East 74th Street and 75th streets, on the Upper East Side. According to Crain’s, the five-story tenements at 1291-1297 Third Avenue (the corner property also uses the address 201 East 74th Street) and another undisclosed four-story building on 75th Street are being advertised to developers. There’s roughly 115,000 square feet of development potential at the site, although a developer would most likely demolish two of the tenement buildings for a 95,000 square-foot residential tower, according to Meridian Investment Sales, the brokerage firm tasked to sell the properties. The assemblage doesn’t come with an asking price.

Permits Filed for 4566 Broadway, 19-Story Building in Washington Heights

Owner Denied Permission To Combine Three Upper East Side Properties Into Mansion At 11-15 East 75th Street

In July of 2015, Russian billionaire Roman Abramovich closed on the purchase of the five-story townhouse at 13 East 75th Street, on the Upper East Side, for $30 million, completing an assemblage which includes the multi-family building at 11 East 75th Street and the townhouse at 15 East 75th Street. So far, Abramovich has spent a total $78 million acquiring the three properties, and within the last few months, filed applications to combine them into an 18,225-square-foot mansion. The New York Post now reports the applications were, unsurprisingly, disapproved. Combining the buildings would be complex since the structures have uneven floor plates and the Landmarks Preservation Commission would have to approve the project, as it’s located within the Upper East Side Historic District. Stephen Wang + Associates was serving as the architect of record.

17-Story New York-Presbyterian Hospital Expansion Tops Out At 445 East 68th Street, Upper East Side

In January, YIMBY brought you construction shots of New York-Presbyterian Hospital’s new 17-story, 733,500-square-foot David H. Koch Center at 445 East 68th Street, on the Upper East Side. At the time, the structure was roughly 14 stories up. Now, DNAinfo reports the project has topped out. The new building also has an address at 1283-1299 York Avenue, and it will serve as an multi-specialist outpatient center and a maternity ward. The maternity ward is being dubbed the Alexandra & Steven Cohen Hospital for Women and Newborns, and will span floors 12 through 17. Amenities will include dining rooms, conference centers, staff lounges, and a 128-car parking garage. The building, designed by HOK, is expected to open in 2018.

12-Story, Five-Unit Redevelopment Project At 807 Park Avenue Placed On Market, Upper East Side

In June of 2015, YIMBY reported that the Landmarks Preservation Commission – after several contentious sessions – approved redevelopment plans for the 12-story, five-unit residential building at 807 Park Avenue, between East 74th and 75th streets, on the Upper East Side. The 18,972-square-foot project includes rebuilding the existing structure but keeping intact the remnant of the original building’s façade on floors two through five. The current building consists of a 12-story, three-unit rental property, although the site is now being placed on the market for north of $30 million by its owner, Aion Partners, the New York Post reports. The approved redevelopment plans, designed by PBDW Architects and Higgins Quasebarth & Partners, include a triplex unit across the ground through third floors, three duplex units across the next six floors, and a triplex unit on the 10th through 13th floors.
