Six-Story, Six-Unit Residential Building Filed At 215 West 122nd Street, Harlem

This past summer, DNAinfo reported that the dilapidated two-story church at 215 West 122nd Street in Harlem was going to be demolished, and now applications have been filed for the site’s replacement. Yaniv Zohar has filed for a six-story, six-unit residential building measuring a total 8,881 square feet. The full-floor units will likely be condos, averaging 1,480 square feet apiece. The top-floor unit will also feature a seventh-floor penthouse. Arnold Montag’s Great Neck-based AM/PM Design & Consulting is the architect of record.


300 West 122nd Street

12-Story, 127-Unit Mixed-Use Project Planned At 300 West 122nd Street, Harlem

RGS Holdings has partnered with the property owner of 300 West 122nd Street, in Harlem, to develop a 12-story, 127-unit mixed-use building, according to Curbed. The site also includes the two-story building at 223 St. Nicholas Avenue, which will have to be demolished. The new building will measure roughly 161,300 square feet, and features 28,700 square feet of retail space on the ground floor. The units will be condominiums, and a slew of amenities are included. PBDW Architects is designing, and the project is expected to be complete in 2017.


206 Wadsworth Avenue

Eight-Story, 150-Dorm-Unit Building Planned At 206 Wadsworth Avenue, Washington Heights

Caerus Group is reportedly partnering with an undisclosed university to build an eight-story, 150-dorm-unit mixed-use building at 206-212 Wadsworth Avenue, in northern Washington Heights, three blocks from the 181st Street stop on the 1 train. The building will measure 105,000 square feet, and a Baptist church is planning to relocate to space on the ground floor. The existing three-story church will be demolished. If the university and developer can’t reach a deal, 80 residential units are planned, according to The Real Deal.



221 West 77th Street

Partial Rendering Of 221 West 77th Street, 18-Story, 26-Unit Condo Project, Upper West Side

Late last year, YIMBY reported on filings for an 18-story, 26-unit residential building at 219-223 West 77th Street, on the Upper West Side, and now the first partial rendering has surfaced of the Thomas Juul-Hansen-designed building, per Curbed. Naftali Group is developing, and the condo units will consist of two- to five-bedroom configurations, averaging 3,010 square feet apiece. 1,624 square feet of retail space will be located on the ground floor. The developer scored $104 million in construction financing late last month, and the site’s former parking garage was demolished over the summer.
