With Harlem’s 125th Street seeing a proliferation of new developments in recent years, it should come as no surprise that twenty blocks to the north, the 145th Street Corridor is also growing once again. Building applications have been filed for an eight-story building at 210 West 145th Street, between Frederick Douglass Boulevard and Adam Clayton Powell Jr Boulevard, on a lot that is currently vacant.
The upper blocks of the Upper East Side are only just starting to sprout legitimately Manhattan-scaled skyscrapers, and what will soon become the tallest in the neighborhood, at 180 East 88th Street, is now rapidly rising. The tower is being developed by DDG, which also does their design in-house, though HTO Architect is listed as the architect of record on the permits.
West Harlem has been booming with infill development over the past few years, and YIMBY recently revealed two new residential buildings coming to Convent Avenue, in the immediate blocks northwest of West 125th Street. Now, renderings are out for another new project in the neighborhood, at 370 West 125th Street, between Morningside and St. Nicholas Avenues.
The southwestern blocks of the Upper West Side have been in a state of constant flux over the past few years, with several major developments either wrapping up or breaking ground across the last wide-open spaces remaining in the neighborhood. Perhaps the largest project within this area is GID Development’s Waterline Square, formerly known as Riverside Center, where construction on three new buildings is now pushing upwards and into the skyline.
A badly dilapidated home at 217 West 123rd Street is about to meet the wrecking ball to make way for a brand new development. Applications filed for the site, located between Adam Clayton Powell Jr Blvd and Frederick Douglass Blvd in the heart of Harlem, show that the house will be replaced by a six-story and 9,927 square foot residential building, divided amongst six units, for a condo-sized average size of almost 1,700 square feet. Henry Radusky of Bricolage Designs is the architect of record, John Khani of Hitech, LLC/Big Apple Developers is listed as the developer, and demolition permits for the existing structure have yet to be pulled.
