Battle Over Former Church At 361 Central Park West Continues At BSA

It was all the way back on March 11th that the Landmarks Preservation Commission approved controversial plans to convert the former First Church of Christ, Scientist in New York City, located at 361 Central Park West and West 96th Street, into 39 condominiums. But that wasn’t the last word. The battle went on in the community board, and it continued this week at the Board of Standards and Appeals (BSA), and will continue into 2016.

Eight-Story, 134-Unit Mixed-Use Project Underway At 2351 Adam Clayton Powell Jr. Boulevard, Harlem

Back in October of 2014, YIMBY reported on applications for an eight-story, 134-unit mixed-use building at 2351 Adam Clayton Powell Jr. Boulevard, in Harlem, and then we brought you renderings of a redevelopment proposal that would have saved the dilapidating Harlem Renaissance Ballroom from demolition. Since then, the ballroom has been demolished, and now developer BRP Companies has landed a $53.2 million loan to build the project, according to Commercial Observer. Construction is reportedly underway, with completion expected in 2017.

Yesterday was a busy day for building permits on the Upper West Side, where very little new construction happens thanks to a combination of landmarking and restrictive zoning. AvalonBay Communities filed plans for a 33-story tower at the site of the former American Bible Society Headquarters near Columbus Circle, and a small developer submitted applications for an eight-story condo building at 466 Columbus Avenue, between West 82nd and 83rd Streets.

Just as AvalonBay Communities wraps up its big Brooklyn tower in Downtown Brooklyn, the developer has filed new building applications for a 33-story development at 1865 Broadway, just north of Columbus Circle on the Upper West Side.

Permits Filed: 25-Story Building at 36 West 66th Street, Upper West Side

Last year, Megalith Capital shelled out $85 million for three buildings on West 66th Street between Columbus Avenue and Central Park West. Now the firm has filed plans for a 25-story mixed-use development there at 36 West 66th Street, down the block from Lincoln Center.

Permits Filed For Lightstone’s 18-Story Residential Building At 40 East End Avenue, Yorkville

Back in June, YIMBY reported on the Lightstone Group’s acquisition of the six-story building at 40 East End Avenue, at East 81st Street in Yorkville. Permits were filed at the end of October with a support of excavation filing on Friday, and now new details can be reported. The plan is still demolition of the existing building in favor of an 18-story building, rising to 210 feet. The plan reported in June called for 30 condominium units, but the filing shows 29 units.

Landmarks Considers Designating Former Loew’s 175th Street Theater

If you’ve been reading YIMBY regularly for the past month or so, you’ve read about the Landmarks Preservation Commission’s backlog of 95 items calendared prior to 2010. Rounding out our coverage of their first step in clearing that backlog is a property in Washington Heights, near the George Washington Bridge in Upper Manhattan. The property in question: the former Loew’s 175^th Street Theater at 4140 Broadway.

Permits Filed For Eight-Story Mixed-Use Building At 2171 Frederick Douglass Boulevard, Harlem

B Plus Realty has filed permits to construct a new apartment building on a vacant lot at 2171 Frederick Douglass Boulevard in Harlem. That’s between 117th and 118th Streets. The eight-story, 85-foot-tall building would have 13,832 square feet. Residential square footage would be 12,556 square feet for 14 units, meaning they would average about 897 square feet. There would be two apartments each on floors two through eight. The cellar would contain laundry, plus parking for seven bicycles. The first floor would contain 1,276 square feet of retail. Architect Raul Cabato is the applicant of record.

Ceruzzi Hopes To Begin Construction At 520 Fifth Avenue Next Spring

Developer Louis Ceruzzi has already begun demolition work at his property at 520 Fifth Avenue. We now know that construction will begin before New Years on the 71-story Handel Architects-designed tower, courtesy of an interview Ceruzzi gave to the Commercial Observer. In the interview, he also gave an update on his development at 147 East 86^th Street. He said there is much work to be done relating to the Second Avenue Subway project, but real work should start in March.

Former Yuengling Brewery In Harlem Gets Landmarks Hearing

Prohibition nearly killed it, but time could destroy it. That’s the situation for the last remaining brewing complex in Manhattan. The former D.G. Yuengling Brewery Co. complex in Harlem is under consideration for landmark designation and a public hearing was held last Thursday. This complex is part of the Landmarks Preservation Commission’s 95-item backlog.
