Eight-Story, 14-Unit Residential Building Planned at 310 West 113th Street, Harlem

The Brooklyn-based Meshberg Group has filed applications for an eight-story, 14-unit residential building at 310 West 113th Street, on the southern end of Harlem. The project will measure 26,701 square feet and its residential units should average 1,435 square feet, indicative of condominiums. Some of the apartments will be duplexes. Amenities will include private residential storage space, laundry facilities, and a rooftop terrace. Issac & Stern Architects is the architect of record. The 50-foot-wide, 5,046-square-foot assemblage consists of three 16- to-17-foot-wide three-story townhouses. The structures are expected to be demolished, although permits haven’t been filed yet.

14-Story Mixed-Use Building with Synagogue Planned at 212 West 93rd Street, Upper West Side

Congregation Shaare Zedek has partnered with developer Ornstein Leyton Company for a mixed-use project on the site of the congregation’s three-story synagogue at 212 West 93rd Street, on the Upper West Side. The congregation is having financial troubles and has concluded the only way to prevent it from dissolving is to sell the property to a developer, DNAinfo reported. Preliminary plans call for a 14-story building that would contain a new synagogue on the lower three floors, followed by residential units on the upper floors. No new building applications have been filed with the Buildings Department. The congregation has stated that it’s not feasible to expand the existing structure or retain the façade for a new building. The synagogue is not landmarked and can be demolished as-of-right.

Work Reaches Street Level on 19-Story, 56-Unit Mixed-Use Project at 152 East 87th Street, Upper East Side

Not including several stories of steel frame retained from the former parking garage, construction has reached street level on the 19-story, 56-unit mixed-use building under development at 152 East 87th Street, on the Upper East Side. Photos of the progress have been posted to the YIMBY Forums. The latest permits indicate the project, categorized as an expansion of the existing garage, will measure 155,764 square feet and rise 210 feet above street level. A 151-car parking garage, a part of which will be operated commercially, will be located on the cellar through third floors, followed by residential units on the fourth through 19th floors. The units will be condominiums and should average 2,411 square feet apiece. Gordon Haskett is the developer and Ismael Leyva Architects is behind the architecture. Completion is expected in late 2017.
