Construction Update: MSK’s David H. Koch Center for Cancer Care Nearing Completion, Upper East Side

Most infill development on the Upper East Side is residential, but on the East River, several major sites for impending medical projects are now under construction. One of those is at 525 East 73rd Street, where Memorial Sloan Kettering’s David H. Koch Center for Cancer Care is now nearing the finish line, per the latest from Tectonic. The building stands 450 feet and 23 floors to its rooftop, comprising 750,000 square feet, and Perkins Eastman/Ennead are the architects. The site faced substantial opposition from NIMBYs during the approval process, but with cladding now rising, completion is likely within another year or so.

Reveal for 17 Convent Avenue, West Harlem

Back in April of 2015, YIMBY reported on the filing of new building applications for a long-forlorn site at 17 Convent Avenue, on the corner of West 128th Street, in West Harlem. Later that year we featured preliminary drawings of what the lot would yield, and now, we have the actual reveal for the project, which is going to result in remarkably attractive infill.

Permits Filed for Apartment Building at 251 West 117th Street, Harlem

A few blocks east of Morningside Park, just past Frederick Douglass Boulevard, another vacant site is set to yield a substantial development. Permits have been filed for 251 West 117th Street, in the heart of Harlem, which will yield a new residential structure alongside a school, which is currently being refurbished.

Permits Filed for 145 West 110th Street, Harlem

Central Park North doesn’t often see new developments, but now, new building applications have been filed for a vacant site at 145 West 110th Street, in Harlem. The structure will stand 13 stories and 135 feet to its roof, containing 55,634 square feet of residential space, which will be divided between 36 units. At an average size of over 1,500 square feet, that means condominiums are very likely. Gluck+ Architects will be designing the project, and Yiannes Einhorn of Einhorn Development Group is the developer.

The Naftali Group has been working on several substantial new developments over the past few years, and two of the more prominent buildings are almost across the street from each other, at 210 West 77th Street, and at 221 West 77th Street, in the heart of the Upper West Side. YIMBY caught up with Miki Naftali at 210 West 77th Street to discuss how the firm’s other projects are coming along, how they managed to acquire two development sites that avoid the red tape that chokes so much of the Upper West Side, and the state of the market in general.

Permits Filed: 453 West 162nd Street, Washington Heights

New building applications have been filed for a six-story development at 453 West 162nd Street, immediately to the east of the C train’s 163rd St-Amsterdam Avenue stop, in Washington Heights. The project will span 8,712 feet, to be divided between 12 units, with an average size of 726 square feet highly indicative of rentals. Shahrish Shuvo of Shahrish Consulting LLC is listed as the architect of record, and David Manesh of Melody Development Inc. is the site’s developer. The lot is currently vacant, and located immediately adjacent to the Morris Jumel Community Garden.

American Museum of Natural History’s Gilder Center Expansion Ready to Move Forward, Upper West Side

Back in October of 2016, YIMBY reported on the Landmarks Preservation Commission’s approval of plans for the American Museum of Natural History’s expansion, which has been dubbed the Gilder Center. Now, permits for the project have been filed with the Department of Buildings, indicating that work is about to begin on the contemporarily-minded addition to one of New York City’s most iconic institutions.

Mega-Mansion Planned for 53-55 East 92nd Street, Upper East Side

The Upper East Side is no stranger to mega-mansions, and now another is set to appear at 55 East 92nd Street, subject to approvals from the Landmarks Preservation Commission. The applicants intend to combine two townhouses spanning 53-55 East 92nd Street into a single residence, with plans promising minor changes to the street-facing sides of the homes, and major alterations to the rears, designed by Steven Harris Architects, LLP.

Excavation Imminent for 17-Story, 39-Unit Residential Project at 269 West 87th Street, Upper West Side

Excavation work is imminent at 269 West 87th Street, on the Upper West Side, where a 17-story, 39-unit residential building called The Chamberlain is under development. Photos reveal two excavators and a pile driver, among other materials, currently staged at the property. The latest building permits indicate the project will encompass 115,884 square feet and rise 215 feet to the top of its mechanical bulkhead.

Changes Needed for Landmarks Approval of Single-Family Conversion at 36 Riverside Drive, Upper West Side

A lovely old house on the Upper West Side is headed for a conversion from eight-unit apartment building to single-family residence. However, that can’t happen until the plan get the stamp of approval from the Landmarks Preservation Commission, and that did not happen at Tuesday’s public hearing on the matter.
