Five-Story, 79-Unit Affordable Residential Conversion Complete At 525 West 145th Street, Harlem

Construction is complete on the residential conversion of the former P.S. 186, a previously-dilapidated five-story structure located at 525 West 145th Street, in the Hamilton Heights section of Harlem. The latest photos of the building, dubbed the Residences at PS186, can be seen in a Curbed NY report. The building contains 79 residential units, all of which are renting at below-market rates through the affordable housing lottery. The apartments, ranging from studios to two-bedrooms, should average 1,089 square feet apiece. The Boys and Girls Club of Harlem will occupy 11,000 square feet of space on the ground floor.

Four-Story, Eight-Unit Residential Building Filed At 59 West 128th Street, Harlem

Flushing-based KP Developers has filed applications for a four-story, eight-unit residential building at 59 West 128th Street, in Harlem. The project will measure 8,000 square feet and its residential units should average 642 square feet apiece, indicative of rental apartments. One of the apartments on the fourth floor will also feature space in an upper penthouse level. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record. The 18-foot-wide, 1,831-square-foot lot is vacant.


Martin Luther King Park

Ground Broken For Renovation Of Martin Luther King Park, Harlem

A groundbreaking ceremony has been held for the $3 million renovation of Martin Luther King Park, located along Malcolm X Boulevard between West 113th and 114th streets in the southern end of Harlem. The park will get entirely new basketball courts, playgrounds, a water play area, and a turf area. Other upgrades include an outdoor fitness center, as well as new vegetation and a comfort station. Quennell Rothschild & Partners is the landscape architect. The project is part of Mayor Bill de Blasio’s Community Park Initiative, where a total of 56 existing parks around the city will see renovations.



303 West 137th Street

First Look At Six-Story, 15-Unit Residential Building Planned At 303 West 137th Street, Harlem

A schematic drawing has been revealed of the six-story, 15-unit residential building planned at 303 West 137th Street, in Harlem. Demolition is also underway on the site’s former three-story townhouse, Harlem+Bespoke reports. The project is technically an expansion of the existing building and the foundation will be retained. The project will have 14,324 square feet of residential space, which means the units should average 955 square feet apiece. ICER Real Estate is the developer and SRA Architecture + Engineering is the architect of record. Completion is expected in the first half of 2017.
