City Opens RFP Process To Redevelop 150–160 West 100th Street on Manhattan’s Upper West Side

The New York City Economic Development Corporation (NYCEDC) has issued a request for proposals (RFP) for the redevelopment of 150–160 West 100th Street on Manhattan’s Upper West Side. The plan involves the construction of a new mixed-income housing structure on the site of a city-owned low-rise building that houses the Bloomingdale branch of the New York Public Library (NYPL) and the Department of Health and Mental Hygiene’s (DOHMH) Riverside Health Center. The new development would include both market-rate and permanently affordable units and a new Bloomingdale library branch. Permanent off-site facilities for DOHMH services such as the Health Academy and Riverside Sexual Health Clinic would also be provisioned. The project site is located between Amsterdam and Columbus Avenues.

Demolition Underway at 213 East 83rd Street on Manhattan’s Upper East Side

Demolition is getting underway at 213 East 83rd Street, the site of a seven-story residential building on Manhattan’s Upper East Side. Designed by DOME Architecture, Design & Engineering and developed by AVENU, the 85-foot-tall structure will span 27,000 square feet and yield eight condominium units with an average scope of 1,004 square feet. The project will also include a 30-foot-long rear yard. The 5,000-square foot property is located between Second and Third Avenues.

Work Continues on RAMSA’s 255 East 77th Street on Manhattan’s Upper East Side

The 26th-tallest building on our year-end construction countdown is 255 East 77th Street, a 535-foot-tall residential skyscraper in the Lenox Hill section of Manhattan’s Upper East Side. Designed by the late Robert A. M. Stern of Robert A. M. Stern Architects and developed by Naftali Group, the 36-story structure will span 170,481 square feet and yield 62 condominium units. The project will also include 1,650 square feet of retail space, one cellar level, and 22 enclosed parking spaces. Hill West Architects is the architect of record for the property, which is alternately addressed as 1481 Second Avenue and located at the corner of Second Avenue and East 77th Street.

Demolition Continues for RAMSA-Designed Skyscraper at 1410–1418 Third Avenue on Manhattan’s Upper East Side

The 28th-tallest project on our year-end construction countdown is 1410–1418 Third Avenue, a planned 494-foot-tall residential skyscraper on Manhattan’s Upper East Side. Designed by Robert A. M. Stern Architects and developed by Skyline Developers, the 34-story structure will yield 66 units and 2,000 square feet of ground-floor retail space. Hill West Architects is the architect of record for the project, which is alternately addressed as 185 East 80th Street and located at the corner of Third Avenue and East 80th Street.

$11M Renovation Completed For ‘Field of Dreams’ Athletic Field In Harlem, Manhattan

The Brigadier General Charles Young Playground in Harlem has completed a $11 million renovation project to convert a long-neglected dirt field into a 150,000-square-foot synthetic turf facility now known as the “Harlem Field of Dreams.” Announced in Mayor Eric Adams’ 2025 State of the City address, the project was developed through a public-private partnership and includes support from the NYC Department of Parks and Recreation, the NYPD, the PitCCh In Foundation, and other local and national partners.
