Developer Plans 213-Unit Condo Conversion at 13-Story Rental Building, 225 West 86th Street, Upper West Side

HFZ Capital is planning to convert the Belnord – a 13-story, 218-unit rental building at 225 West 86th Street, on the Upper West Side – into 213 condominium units. The developer recently filed their plans with the Attorney General’s office and expects the future condominiums to be worth a total $1.3 billion, according to The Real Deal. HFZ acquired the residential portion of the block-encompassing building – bound by West 86th and 87th streets, Broadway, and Amsterdam Avenue – for $575 million last year. The ground-floor sections contain retail space and will be left untouched. The property is an individual landmark (and is also listed on the U.S. National Register of Historic Places), which means any exterior alterations must be approved by the Landmarks Preservation Commission.

Foundation Work Underway at Seven-Story, 36-Unit Mixed-Use Building at 306 West 142nd Street, Harlem

In June of 2015, YIMBY reported on applications for a seven-story, 36-unit mixed-use building at 306 West 142nd Street, in northern Harlem. Since then, a rendering has surfaced of the project, and concrete pouring for the foundation is underway, Harlem+Bespoke reports. The structure will encompass 38,991 square feet, of which 2,036 square feet of space will be designated for a ground-floor community facility. The residential units should average 650 square feet apiece, indicative of rental apartments, and amenities include storage space for 18 bikes, laundry, an outdoor space on the ground-floor, and a rooftop terrace. Montroy Andersen DeMarco is designing, although EDI International is currently serving as the architect of record. Heritage Real Estate Partners is the developer. Completion can probably be expected in 2017.

18-Story, 32-Unit Mixed-Use Condo Project Filed At 2255 Broadway, Upper West Side

In March, Alchemy Properties and Carlyle Group acquired, for $51 million, the three-story retail building at 2251-2259 Broadway, on the corner of West 81st Street on the Upper West Side, with plans to build a condominium project. The developer have now filed applications for an 18-story, 32-unit mixed-use building, as first reported by The Real Deal. The 209-foot-tall project will measure 123,493 square feet, of which 11,587 square feet will be designated to retail space on the cellar, ground, and second floors. The condos should average a spacious 2,617 square feet apiece, and amenities include a 39-bike storage room, private residential storage space, multiple lounges, and a rooftop terrace. Goldstein, Hill & West Architects is serving as the architect of record.

Full Reveal Of Nine-Story, 64-Unit Condo Addition Atop 707 West End Avenue, Upper West Side

In March, the first partial rendering was revealed of the nine-story, 64-unit residential addition planned to rise on the existing six-story, 144-unit (130 units are rent-regulated) apartment building at 707-711 West End Avenue, between West 94th and 95th streets, on the Upper West Side. The city’s Department of Buildings has since green-lighted the project, according to the Wall Street Journal, who also has revealed the first full rendering of it. Dubbed the Haswell, the 155,420-square-foot addition will contain 64 condominium units, each averaging a spacious 1,905 square feet. The current building will see renovations and upgrades, too.
