269 West 87th Street

New Rendering of 17-Story, 39-Unit Residential Project Planned at 269 West 87th Street, Upper West Side

Back in September of 2015, YIMBY revealed a rendering of the 17-story, 39-unit residential building planned at 269 West 87th Street, on the Upper West Side. A new, close-up rendering and additional details have now been revealed in a Curbed NY update. The 115,884-square-foot building, being dubbed The Chamberlain, will house apartments ranging from two- to five-bedrooms. The residential units should average a spacious 2,574 square feet apiece, and will include townhouse and penthouse configurations. Amenities will include a central garden, a lounge, a library, a fitness center, a children’s playroom, a multi-purpose sports court, storage for 39 bikes, and an underground parking garage. Quadrum Global and Simon Baron Development are the developers, and have a 99-year lease on the site. FXFOWLE Architects is behind the design. Demolition permits were filed back in 2015 for existing three- and seven-story parking garages, but the structures have not yet been razed.


1109 Madison Avenue

Permanent Mission of the Czech Republic to Renovate Their Eight-Story Building at 1109 Madison Avenue, Upper East Side

The Permanent Mission of the Czech Republic of the United Nations is planning to renovate their eight-story, 35,000-square-foot mixed-use building at 1109 Madison Avenue, located on the corner of East 83rd Street, on the Upper East Side. The building, which currently houses the mission’s office space and 16 apartments, will see its interiors entirely reconfigured and upgraded, according to DNAinfo. The building’s façade, which will be preserved, will also see a restoration. Fradkin & McAlpin Architects and Czech Republic-based A69 Architekti will be responsible for the renovations. The property also contains 16,390 square feet of air rights, although it’s not known if an expansion is planned. Alteration permits have not yet been filed with the Buildings Departments, but completion is expected next year.


520 Park Avenue

54-Story, 33-Unit Residential Tower Rises Into Skyline, Receives Limestone Façade At 520 Park Avenue, Upper East Side

Last month, YIMBY brought you new renderings of the 54-story, 33-unit ultra-luxury residential tower under construction at 520 Park Avenue, located on East 60th Street in Lenox Hill. The building is now between 15 and 20 stories above street level, as seen in photos posted to the YIMBY Forums by Robert Walpole and ILNY, and can be seen for the first time from Central Park. Crews are also installing limestone to the structure’s western façade. The 781-foot-tall tower will encompass 251,892 square feet, and its condominium units should average an opulent 5,394 square feet apiece. The building’s amenities are all listed in our previous update. Zeckendorf Development is the developer and Robert A.M. Stern Architects is behind the design. SLCE Architects is serving as the architect of record. Completion is expected in 2017.


70 East End Avenue

KPMB Architects Designing Brearley School’s New 12-Story Academic Building at 70 East End Avenue, Upper East Side

Back in July of 2015, the Brearley School – a 700-student, all-girls prep school – announced plans for an eight- to 10-story academic building at 70-74 East End Avenue, located on the corner of East 83rd Street in the Yorkville section of the Upper East Side. New details have been revealed in a DNAinfo report. The latest plans, which have not yet been filed with the Buildings Department, call for a 12-story building with classrooms and labs, a gymnasium, an auditorium, a library, a lounge, and a playground for younger students. The site can accommodate a new building of up to 75,780 square feet. KPMB Architects will be responsible for the design. The three five-story tenement buildings, previously occupied by 15 rent-stabilized tenants, have been vacated and demolition permits were filed in April. Completion is expected before September of 2019. Brearley’s current 12-story building at 610 East 83rd Street would then receive extensive renovations.


92 Morningside Avenue

Construction Wraps on 10-Story, 45-Unit Residential Project at 92 Morningside Avenue, Harlem

Back in June of 2015, the 10-story, 45-unit residential redevelopment project at 92 Morningside Avenue, located on the corner of West 122nd Street in Harlem, topped out. Now, construction on the exterior of the structure is wrapping up, as seen in photos in a Harlem+Bespoke report. The site’s old seven-story pre-war building received a three-story, 11,677-square-foot vertical expansion and now boasts 60,714 square feet of residential space. Before the expansion, the building was more densely occupied with 50 apartments, but it is now home to 45 rental units ranging from one- to four-bedrooms. The apartments should average a spacious 1,349 square feet apiece and will include duplex penthouses. Amenities include storage for 23 bikes, a fitness center, a children’s playroom, and a rooftop terrace. Renaissance Realty Group is the developer, while Nataliya Donskoy’s Brooklyn-based ND Architecture & Design is behind the architecture. Occupancy is expected in the coming months.
