Seven-Story, 30-Unit Residential Building Rises to Third Floor at 464 West 130th Street, Harlem

Construction is now underway on the third floor of the seven-story, 30-unit residential building under development at 464 West 130th Street, located on the corner of Convent Avenue in the Manhattanville section of Harlem. An update by Harlem+Bespoke provides a look at the construction progress. The latest building permits indicate the project will encompass 24,955 square feet and rise 69 feet to its main roof, not including bulkhead elements. Its residential units should average 642 square feet apiece, indicative of rental apartments. Great Neck, N.Y.-based Big Apple Developers is the developer and Brooklyn-based Bricolage Designs is behind the architecture. A target completion date is not known.

Mixed-Use Building Planned at Site of LaGree Baptist Church at 362 West 125th Street, Harlem

Brooklyn-based property owner Haim Nortman has acquired, for $10.2 million, 27,500 square feet of air rights from a neighboring property for a mixed-use project planned at 362 West 125th Street, in Harlem. With the additional air rights, the site could accommodate up to 108,588 square feet of mixed-use development. The new building will include commercial space and residential units, Commercial Observer reported, although new building applications have not been filed at this time. The 12,475-square-foot site is occupied by a four-story LaGree Baptist Church. Demolition permits were filed in November. A construction timeline has not been disclosed.


240 West 123rd Street

Six-Story, Five-Unit Residential Building Coming to 240 West 123rd Street, Harlem

Miami-based Florida Engineering & Development Corp. has filed applications for a six-story, five-unit residential building at 240 West 123rd Street, in Harlem. The project will measure 5,584 square feet and its residential units should average 1,117 square feet apiece, indicative of condominiums. The sixth-floor apartment will also feature space in an upper penthouse. Garment District-based Arias Architecture is the architect of record. The 13-foot-wide, 1,396-square-foot site is vacant. The site was occupied by a dilapidated three-story, 11-unit single-room-occupancy building until 2008, when it was demolished.

32-Story, 83-Unit Mixed-Use Tower Filed at 249 East 62nd Street, Upper East Side

Florida-based Real Estate Inverlad Development and South Carolina-based Third Palm Capital have filed applications for a 32-story, 83-unit mixed-use tower at 249 East 62nd Street, located in the Lenox Hill section of the Upper East Side. The new building would encompass 145,130 square feet and stand 510 feet in height. Retail space will measure 2,561 square feet across the ground and cellar levels, followed by 83 residential units across the ground through 29th floors. The apartments should average 1,188 square feet apiece. Rafael Viñoly’s Hudson Square-based architecture firm is the architect of record, the Real Deal reported. The 8,765-square-foot site is presently vacant.
