After two weeks of haphazard fits and starts and a confrontational protest with tenant activists, City Council Member Ydanis Rodriguez and the City Council Land Use Committee unanimously disapproved a plan to rezone the corner of Broadway and Sherman avenues, which would have paved the way for the construction of a 15-story apartment building known as Sherman Plaza.
Construction has topped out and façade installation is well underway on Memorial Sloan Kettering’s six-story Laboratory Medicine Building being built at 327 East 64th Street, on the southern end of the Upper East Side. YIMBY can bring you this update thanks to photos posted to the YIMBY Forums. The facility, which YIMBY revealed renderings for in 2014, encompasses 95,976 square feet, according to the latest building permits. Laboratories and research areas will be located on two sub-cellar levels and the ground through fourth floors. Offices will be hosted on the fifth and sixth floors. There will also be an outdoor terrace on the sixth floor. The 75-foot-tall structure is being designed by Perkins+Will and is seeking LEED Gold certification. Opening is expected in 2017.
Construction has been completed on the six-story, 14-unit residential building under development at 362 West 127th Street, in Harlem. The building appears to be ready for occupants, as seen in a photo by Harlem+Bespoke, and marketing is underway. Dubbed Three Sixty Two, it measures 11,657 square feet. Its residential units are condominiums, but should average a relatively compact 644 square feet apiece. They will come in studio and one-bedroom configurations. Amenities include private residential storage space, bike storage, and a rooftop deck. Howard Mermelstein, doing business as an anonymous Brooklyn-based LLC, is the developer, while Staten Island-based deBoer Architects is behind the design.
Azimuth Development Group’s eight-story, 21-unit residential development under construction at 321 East 60th Street, located on the southern edge of the Upper East Side, is a few stories from topping out. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user Waymond_Womano. The latest building permits, which YIMBY first reported on in early 2015, indicate the new building will encompass 25,069 square feet. Its residential units should average 1,133 square feet apiece, which means either rentals or condominiums could be in the works. Amenities include a nine-car parking garage, storage for 11 bikes, laundry facilities, and private residential storage space. Aufgang Architects is behind the architecture. Completion can probably be expected in 2017.
Harlem is no longer known for abandoned buildings and neglected blocks. Small developments are filling in the vacant lots that once pockmarked the neighborhood, and today we have a look at one coming to 3 West 128th Street, between Fifth Avenue and Malcolm X Boulevard.
