At Long Last, EŌS at 855 Sixth Avenue is Nearing Completion

After nearly a decade of anticipation, false starts and design changes, 855 6th Avenue is nearing completion. The 479-foot-tall tower has finally taken its place on the burgeoning Midtown South skyline, and upon completion it will fill the missing link between Herald Square to the north and the hybrid Chelsea/NoMad district to the south. The Durst Organization is developing the 41 story mixed-use project, which consists of significant residential, retail, and office components.

Reveal For 12-Story, 40-Unit Residential Project At 225 East Houston Street, Lower East Side

Back in January, Houston Essex Realty Corp. acquired 9,238 square feet of air rights for a planned redevelopment of the single-story commercial building at 225 East Houston Street, on the Lower East Side, and now Bowery Boogie has renderings of the project. The existing structure will be expanded into a 12-story, 40-unit residential building with retail on the ground floor. The redevelopment will total roughly 41,000 square feet and is being designed by Bluarch Architecture. Permits were filed late last year to conduct interior demolition and prepare the existing building for a vertical enlargement.


357 Grand Street

Three-Story, Eight-Unit Mixed-Use Development Planned At 357 Grand Street, Williamsburg

Applications have surfaced for Patoma Partners’ three-story, eight-unit mixed-use development at 52-56 Marcy Avenue and 357 Grand Street, in northern Williamsburg, four blocks from the G train’s stop at Metropolitan Avenue. The development is being divided into four equal buildings, but combined they will measure 15,020 square feet. On the ground floor, commercial-retail space will span 5,484 square feet in total, and full-floor units will average a condo-sized 1,192 square feet each. Brooklyn-based KMP Design & Engineering is the architect of record.

Developers Want Rezoning As 30-05 Whitestone Expressway Hits Market, Flushing

Mar Mar Realty is placing their 37,000 square-foot bowling ally at 30-05 Whitestone Expressway, in Flushing, on the market as a development site for $60 million, according to Commercial Observer. The site measures 80,000 square feet and is currently zoned for manufacturing, but the owner is seeking a rezoning of the property to allow for a 386,000 square-foot mixed-use development, with commercial and residential uses. Cushman & Wakefield is marketing the property, and the rezoning could possibly take a year to secure.


308 Mulberry Street

12-story, 58-Unit Residential & Retail Project Planned At 308 Mulberry Street, NoHo

Broad Street Development has filed applications for a 12-story, 58-unit mixed-use building at 308 Mulberry Street, in NoHo, steps away from the 6, B, D, F, and M trains. The building will measure 103,372 square feet, and will include 11,041 square feet of retail space on the ground floor. Residential units will average a spacious 1,592 square feet, indicative of condominiums. Rawlings Architects is the architect of record, and the developer acquired the existing six-story building (with 298 Mulberry Street) for $178.5 million earlier this year.
