Residential Development Planned At 321 Wythe Avenue, Williamsburg

Watermark Capital Group is now leasing the property at 321 Wythe Avenue, in western Williamsburg, from Saints Peter and Paul Church for $2.1 million per year, DNAinfo reports. The developer plans to raze the single-story church to make way for a residential project, which will include 2,500 square feet of community space. The property spans through to South 2nd Street. The developer has not yet filed applications with the DOB, but collaboration with the church is mandatory within a year of getting construction plans approved.


1005 East 179th Street

1,665-Unit Mixed-Use Replacement Proposed For Lambert Houses In West Farms

The 731-unit Lambert Houses complex, a collection of six-story buildings spread over five blocks in the Bronx’s West Farms, may soon be demolished for 1,665 units of new affordable housing and 61,100 square feet of retail. A 500-seat public elementary school is also included in the proposal, according to DNAinfo. Phipps Houses currently owns the dated housing development, built in 1973, and city officials — notably the HPD — are on board with the facility’s replacement. The development would occur in phases, beginning in 2017 and wrapping up in 2029.


627 Greenwich Street

12-Story, 29-Unit Mixed-Use Conversion Planned At 627 Greenwich Street Factory, West Village

Last year, Brack Capital Real Estate acquired the 12-story former factory building at 627 Greenwich Street, in the West Village, for $105 million, and now the developer is converting the building into 29 condominiums. The latest plans, filed this past summer, have the building measuring 117,594 square feet, which includes 9,257 square feet of retail space on the ground floor for three commercial units. The 29 condos will average 3,735 square feet apiece, and Issac & Stern Architects are designing.


144 West Street

Five-Story, 21-Unit Mixed-Use Building Planned At 144 West Street, Greenpoint

Westchester County-based Matt Development has filed applications for a five-story, 21-unit mixed-use building at 144 West Street, in Greenpoint, located a block in from the East River. The building will total 14,805 square feet, and includes 1,190 square feet of retail space on the ground floor. All but two residential units will be located on the second through fifth floors, and outdoor rooftop space will be available to residents. The units will likely be rentals, averaging a relatively small 648 square feet apiece. The site has been vacant for some time, and GF55 Partners is designing.


495 Dean Street

26-Story, 323-Unit Mixed-Use Pacific Park Building Filed At 37 Sixth Avenue, Prospect Heights

Back in June, YIMBY brought you news of construction beginning on Greenland Forest City Partners’ 23-story and 303-unit mixed-use building at 38 Sixth Avenue, in Prospect Heights, which marked their fourth building to break ground at the Pacific Park redevelopment. Now, applications have been filed for a building right across the street at 37 Sixth Avenue/495 Dean Street, which will also house a public school. Applications call for a 26-story structure totaling 342,788 square feet. The school will measure 69,858 square feet from the sub-cellar through the sixth floors, and the building’s upper portion, starting on the sixth floor, will hold 323 apartments, averaging 848 square feet apiece.
