16-Story, 241-Unit Mixed-Use Building Proposed At 4452 Broadway, Fort George

HAP Investment Developers is proposing a 16-story, 241-unit mixed-use building at 4452 Broadway, in Fort George, four blocks from the 1 train’s stop at 191st Street. The developer initially filed plans for an eight-story, 98-unit mixed-use condo project, which would have been an as-of-right development. According to DNAinfo, the latest proposal must be approved by the city, and a public hearing at Community Board 12 is scheduled on September 2nd. The existing single-story commercial building was filed for demolition in 2014.

Four-Story, Six-Unit Mixed-Use Project Revealed At 491 Myrtle Avenue, Clinton Hill

In February, YIMBY reported on filings for a small mixed-use development at 491 Myrtle Avenue, in northern Clinton Hill, and now renderings have surfaced of the four-story, six-unit building, per Fort Greene Focus. The entire building will measure just 4,967 square feet, which includes 1,228 square feet for retail space on the ground floor. Units above will average a rental-sized 623 square feet, two per floor, although the top two units will also share a fifth-floor penthouse. An anonymous LLC is developing, and Issac & Stern Architects is designing. Construction is reportedly underway.

The old Mercedes dealership at 520 West 41st Street and Eleventh Avenue is meeting a quick demise, paving the way for Silverstein Properties to begin preparation work for their future mixed-use development. While the project must still pass through ULURP, YIMBY revealed preliminary renderings last June, showing a 1,400-unit tower rising above a significant retail podium. Now we have a few overhead shots of demolition progress taken from the nearly-completed Skye, just a few hundred feet to the northwest.

Seven-Story, 154-Unit Senior Housing Facility Breaks Ground At 34-11 Beach Channel Drive, Far Rockaway

Earlier this year, YIMBY brought you news of a seven-story, 154-unit senior housing facility planned at 34-11 Beach Channel Drive, in Far Rockaway, and now DNAinfo reports city officials have broken ground on the project, located a block from the A train’s Beach 36th Street stop. Arker Companies is constructing the building, and 46 units will be rented to the formerly homeless. The ground floor will include 4,500 square feet each of retail and community facility space, and Aufgang Architects is designing.


550 Washington Street

Developer Buys Out Large Stake In 550 Washington Street, Hudson Square

In May of 2014, YIMBY brought you renderings of TEN Arquitectos’ conceptual plans for the St. Johns Terminal building at 550 Washington Street, in Hudson Square. At the time, multiple owners complicated the redevelopment of the 1.1-million square-foot structure, which has 280,000 square feet of air rights, but now Westbrook Partners has bought out Fortress Investment Group’s ownership stake for more than $200 million, according to Crain’s. Atlas Capital Group, who tried to acquire additional air rights from Pier 40 last year, will retain their minority stake. Plans include a new residential tower, which may be built ground-up or as a conversion/expansion, but city approval is required before construction can begin.
