Developers Want Rezoning As 30-05 Whitestone Expressway Hits Market, Flushing

Mar Mar Realty is placing their 37,000 square-foot bowling ally at 30-05 Whitestone Expressway, in Flushing, on the market as a development site for $60 million, according to Commercial Observer. The site measures 80,000 square feet and is currently zoned for manufacturing, but the owner is seeking a rezoning of the property to allow for a 386,000 square-foot mixed-use development, with commercial and residential uses. Cushman & Wakefield is marketing the property, and the rezoning could possibly take a year to secure.


308 Mulberry Street

12-story, 58-Unit Residential & Retail Project Planned At 308 Mulberry Street, NoHo

Broad Street Development has filed applications for a 12-story, 58-unit mixed-use building at 308 Mulberry Street, in NoHo, steps away from the 6, B, D, F, and M trains. The building will measure 103,372 square feet, and will include 11,041 square feet of retail space on the ground floor. Residential units will average a spacious 1,592 square feet, indicative of condominiums. Rawlings Architects is the architect of record, and the developer acquired the existing six-story building (with 298 Mulberry Street) for $178.5 million earlier this year.


196 Orchard Street

Excavation Begins On 10-Story, 83-Unit Mixed-Use Project At 196 Orchard Street, Lower East Side

Earlier this year, YIMBY revealed renderings of Magnum Real Estate Group and Real Estate Equities’ 10-story, 83-unit mixed-use building planned at 196 Orchard Street, on the Lower East Side. Now that demolition is complete on the site’s old commercial buildings, excavation work appears imminent, per Bowery Boogie. A pile driver has appeared on-site as well as other excavation equipment. Once complete, the building will also have 13,463 square feet of retail space on the ground floors, and Ismael Leyva is designing.


125 Metropolitan Avenue

Seven-Story, 95-Unit Mixed-Use Project Planned At 125 Metropolitan Avenue, Williamsburg

Over a year ago, YIMBY reported on filings for a seven-story, 75-unit residential and retail development at 84 North 3rd Street, in northern Williamsburg. Now, Hudson Companies has landed $47 million in loans to acquire the land and to fund their development, which spans 84-94 North 3rd Street and 112-125 Metropolitan Avenue. The project will actually be two buildings totaling 95 residential units, with 20% set aside for affordable housing, according to Commercial Observer. One building will be six stories and the other seven, and 15,000 square feet of ground-floor retail is expected. Marvel Architects is designing, and ABS Partners Real Estate owns a 50% stake in the property. Completion is slated for late 2017.


S.S. United States

990-Foot-Long S.S. United States Could Be Turned Into Office & Entertainment Complex, Red Hook

John Quadrozzi Jr., owner of the Gowanus Bay Terminal, at 699 Columbia Street in Red Hook, is proposing to sail the deteriorating 990-foot-long S.S. United States to his dock and transform the ship into office space and entertainment facilities, according to The Brooklyn Paper. The vessel has 12 decks and roughly 500,000 square feet of usable floor space, and would be self-sustaining, energy-wise, using solar, wind, and waste energy. The project could cost as much as $200 million, and Quadrozzi is currently in discussions with developers, investors, and government officials.
