Drawings Posted For 23-Story Mixed-Use Project At 100 University Place, Greenwich Village

Nearly a year ago, YIMBY brought you news of Macklowe’s 23-story, 52-unit mixed-use building planned at 100 University Place, in Greenwich Village, and now schematic diagrams have surfaced of the building’s form, per Curbed. The 107,965 square-foot building will have 13,075 and 1,050 square feet of commercial and community space, respectively, spanning the ground floor. Condos will average 2,076 square feet each. SLCE Architects is serving as the architect of record, and the existing four-story building is getting prepped for demolition.

Residential Plans Explored For 20 Broad Street, 27-Story Office Building In The Financial District

Vornado Realty Trust is exploring the idea of converting the 27-story, 473,000 square-foot office building at 20 Broad Street, in the Financial District, into residential units, according to Crain’s. Vornado may decide to keep the building as office space, but could also purchase and demolish the building once New York Stock Exchange vacates the building next year; their lease of 381,000 square feet expires in August. Currently, Vornado ground-leases the property.

Six-Story, 23-Unit Residential Project Tops Out At 95 South 5th Street, Williamsburg

In October of 2014, YIMBY revealed renderings of the six-story, 23-unit mixed-use building planned at 95 South 5th Street, in western Williamsburg, and now the building is topped out, according to Curbed. Horrigan Development and Pilot Real Estate Group are developing the project, while Standard Architects is designing. A 675 square-foot dining establishment is planned on the ground floor, and units will average 790 square feet in the 18,575 square-foot structure.

10-Story, 93-Unit Mixed-Use Building Breaks Ground At 2211 3rd Avenue, East Harlem

At the beginning of 2015, YIMBY revealed renderings for HAP’s planned 10-story, 93-unit mixed-use building at 2211 Third Avenue, in East Harlem, and now the developer has broken ground on the project, Real Estate Weekly reports. In the 120,000 square-foot building, commercial-retail space on the bottom floors will measure 26,000 square feet. A community facility on the ground floor will also take up 1,000 square feet. Twenty percent of the apartments will be let at below-market rates, and Karl Fischer is designing.

Foundation Work Making Headway at Extell’s One Manhattan Square, at 250 South Street

Extell was the city’s first developer to put up a residential building of 1,000 feet or greater, and while the construction of One57 was fraught with complications, practice will hopefully make perfect. Despite initial difficulties and buckling streets, the latest photos from Tectonic show One Manhattan Square is now making major headway, at 250 South Street.

Mixed-Use Building Gets Glassy At 5 West 125th Street, Harlem

Excavation was well underway back in 2013, when YIMBY reported on a large commercial project planned at 5-15 West 125th Street, in central Harlem. Since then, the project’s scope has increased from four to six stories, and also now includes a residential component of 30 units. The block-thru building is expected to have 75,000 square feet of commercial space, spanning from the cellar to the third floor, and the shorter 125th Street side is now getting its façade, per Harlem+Bespoke. The taller end on 126th Street is rising at a slower pace. Rosenbaum Design Group is the architect of record.

Six-Story, Eight-Unit Mixed-Use Project Planned At 818 60th Street, Sunset Park

An anonymous LLC has filed applications for a six-story, eight-unit mixed-use building at 818 60th Street, in southern Sunset Park, a block from the N train’s 8th Avenue stop. The building will measure 11,121 square feet in total, which includes 2,122 square feet of retail space on the ground and cellar levels, in addition to 2,017 square feet of community office space on the ground and second-floor levels. Shiming Tam — based a few blocks away in Borough Park — is the architect of record, and a two-story building must first be demolished.

Developer Acquires Yet-To-Be-Rezoned Site At 606 West 30th Street, West Chelsea

Lalezarian Properties has acquired a warehouse at 606 West 30th Street, in West Chelsea, for $36 million. The site currently has roughly 30,000 square feet of development rights, and is zoned for retail or light manufacturing, but the developer is likely waiting on a rezoning that would allow for residential use. The site is located across from the High Line and Related’s multi-skyscraper Hudson Yards development. [The Real Deal]

The Daten Group Planning 12-Story, 65-Unit Condo Building At 581 4th Avenue, Park Slope

Late last year, YIMBY brought you news of Rabsky Group’s 12-story, 129-rental-unit building planned at 581 Fourth Avenue, in South Slope, and then renderings surfaced of the Karl Fischer-designed structure over the summer. Now, The Daten Group is paying $24 million for the assemblage, and the 12-story building will instead have 65 condominiums. Kutnicki Bernstein Architects is replacing Fischer, and demolition of the existing low-rise structures at 575-581 4th Avenue and 189-195 Prospect Avenue will begin in the fall. The original permits also included nearly 2,400 square feet of retail space. [The Real Deal]

80 South Street Assemblage Acquired For $390 Million By Chinese Developer, Financial District

A U.S. subsidiary of Beijing-based China Oceanwide Holdings has made a deal with Howard Hughes Corp. to purchase the development site at 80 South Street, in the Financial District, for $390 million, according to Crain’s. Along with the five-story building at 80 South Street, the assemblage includes the 10-story building at 163 Front Street. The site boasts 820,000 square feet of development rights, with residential space allowed to span 440,000 square feet while the remainder designated for some form of commercial space.
