520 West 30th Street

33-Story, 179-Unit Mixed-Use Project Nears Topping Out at 520 West 30th Street, Chelsea

The 33-story, 179-unit mixed-use building under development at 520 West 30th Street, in West Chelsea, is now a few floors from topping out, as seen in photos posted to the YIMBY Forums by user robertwalpole. The project has grown by roughly 25 stories since YIMBY’s last update in April, when the structure was four stories in height. Façade installation is also underway. The latest building permits indicate it will eventually encompass 315,586 square feet and stand 367 feet in height. The ground floor will host 13,219 square feet of commercial-retail space. The residential units above should average 1,250 square feet apiece, and since the building will have a leasing office, the apartments will presumably be rentals. Amenities include a basketball court, a children’s play room, a lounge with a “glam room,” a swimming pool, a bowling alley with a party room, storage for 92 bikes, a parking garage on the ground and second floors, and outdoor terraces on the fourth and 30th floors. Related Companies is the developer and Ismael Leyva Architects is the architect. Completion is expected in 2017.


481 Central Avenue

Four-Story, Eight-Unit Mixed-Use Building Filed at 481 Central Avenue, Bushwick

Herman Weiser, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit mixed-use building at 481 Central Avenue, in the heart of Bushwick. The structure will measure 10,281 square feet. The ground floor will host 2,000 square feet of office space for a community facility and the lower portion of a duplex residential unit. The apartments should average 686 square feet apiece, indicative of rentals. Shawn E. Stiles’s New Jersey-based S&S Architectural Design is the architect of record. The 25-foot-wide, 2,498-square-foot property, located on the corner of Jefferson Avenue, is currently vacant. The Halsey Street Station on the J train is four blocks away.



260 South Street

66-Story, 1,400-Unit Mixed-Income Residential Tower Planned at 260 South Street, Lower East Side

Two Bridges Associates (a partnership between L+M Development Partners and the CIM Group) filed pre-applications earlier this year with the Department of City Planning for a 66-story, 1,400-unit residential tower at 260 South Street, on the Lower East Side. The building, which is in the early stages of development, will encompass 1.1-million square feet and stand 718 feet in height, the Lo-Down reported. Twenty-five percent of the project’s residential units, or 350 apartments, will be designated as affordable housing. The structure would be built on an existing parking lot along South Street. An underground parking garage would be built to retain the spaces. In addition to a new tower, the project includes expanding the retail footprint on the ground floors of 265 Cherry Street and 275 Cherry Street, two existing 26-story residential towers (called Lands End II) with 491 apartments located on the northern end of the property. Rutgers Park, located on the western end, is also expected to see a renovation. It’s unclear whether the project requires approval via the city’s Uniform Land Use Review Procedure (ULURP).


136 Jamaica Avenue

Three-Story, Two-Unit Mixed-Use Building Planned at 136 Jamaica Avenue, East New York

Property owner Juan Calderon has filed applications for a three-story, two-unit mixed-use building at 136 Jamaica Avenue, in the Cypress Hills section of East New York. The structure will measure 6,593 square feet. The ground floor will host 1,774 square feet of commercial-retail and 488 square feet of medical offices. There will be two full-floor residential units, averaging 1,035 square feet apiece, on the floors above. In addition, a two-car parking garage will be located in the cellar. Qiang Su’s Chinatown-based Su Architect is the architect of record. The 25-foot-wide, 2,306-square-foot property is currently vacant. The Alabama Avenue stop on the J/Z trains is five blocks away.
