Six-Story, 10-Unit Mixed-Use Building Coming To 1430 West 4th Street, Bensonhurst

Property owner Jenny Wu has filed applications for a six-story, 10-unit mixed-use building at 1430 West 4th Street, in eastern Bensonhurst, four blocks from the N train’s Bay Parkway stop. The building will measure 11,139 square feet in total, and will feature 2,394 square feet of health care facilities on the basement level. On the five floors above, residential units will average 875 square feet apiece. Zhen Yu Ye’s Bay Ridge-based Ye Development Inc. is the applicant of record. The site’s two-story predecessor was demolished in 2005.


144-89 38th Avenue

Five-Story, 22-Unit Mixed-Use Building Filed At 144-89 38th Avenue, Murray Hill, Queens

Pik Wan Cheng, operating under an anonymous LLC, has filed applications for a five-story, 22-unit mixed-use building at 144-89 38th Avenue, in Murray Hill, four blocks from the LIRR station at 41st Avenue and 149th Street. The building will measure 20,384 square feet, and includes 5,550 square feet on the basement level for a children’s daycare. Residential units, averaging a rental-sized 675 square feet, will take up the first through fifth floors. Flushing-based Chang Hwa Tan is the architect of record, and permits were filed in July to remove a dilapidated two-story structure.


111 Washington Street

Development Site At 111 Washington Street Placed On The Market, Financial District

Late last year, Pink Stone Capital filed applications for a 51-story, 429-unit mixed-use tower with 23,000 square feet of retail space at 111 Washington Street, in the Financial District, and now the developer has tasked Cushman & Wakefield to market the site. In early 2014, YIMBY reported that the assemblage has 362,300 square feet of development rights, and according to the Daily News, Pink Stone expects to sell it for more than $170 million. Handel Architects was the architect of record for the old plans.


146 Pierrepont Street

19-Story, 86-Unit Residential Building Revealed At 146 Pierrepont Street, Brooklyn Heights

Earlier this summer, YIMBY reported on applications for a 19-story, 86-unit residential building at 146 Pierrepont Street, in Brooklyn Heights, and now renderings of the project have been revealed, per the Brooklyn Daily Eagle. The development site spans through the block to 189 Montague Street, and 6,232 square feet of ground-floor retail space will share both sides of the new building. Above, twenty percent of the 86 rental units (18) will be let at below-market rates. Jonathan Rose Companies is developing, and Marvel Architects is designing.


60 South Broadway

707-Unit Mixed-Use Development Planned At 60 South Broadway, White Plains

A branch of the Miami-based Lennar Corporation is proposing a twin-towered, 858,000 square-foot mixed-use development at 60 South Broadway, in White Plains, and according to Westfair, the plan has been sent to the Common Council after recently clearing the Planning Board. The base podium will contain amenity space and 95,000 square feet of retail, and above, two 24-story towers will have 707 rental units, 71 of which will be let at below-market rates. Perkins Eastman is designing, and construction is scheduled to begin in May 2016.
