Façade Installation Progresses on 1 Park Row in the Financial District, Manhattan

Façade installation is continuing on 1 Park Row, a 23-story mixed-use building in Lower Manhattan’s Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, the 305-foot-tall structure will span 103,000 square feet and yield 62 condominium units in studio- to three-bedroom layouts. The building will also contain 19,000 square feet of office and retail space on the lower levels. The property is located at the intersection of Park Row and Ann Street, directly across from the southern tip of City Hall Park.

106 Frost Street Wraps Up Construction in Williamsburg, Brooklyn

Construction is finishing up on 106 Frost Street, an eight-story residential building in Williamsburg, Brooklyn. Designed by Kao Hwa Lee Architects and developed by Yisroel Greenfield, the 79-foot-tall structure spans 13,499 square feet and yields 20 rental units with an average scope of 674 square feet. The building also contains parking for ten vehicles. The property is located by the intersection of Frost Street and Meeker Avenue.

RFP Process Opens For Grand Concourse Library Redevelopment in Claremont, The Bronx

New York City has officially opened the request for proposal process for the redevelopment of the Grand Concourse Library at 155 East 173rd Street in Claremont, The Bronx. Mayor Eric Adams, along with the Department of Housing Preservation and Development (HPD) and the New York Public Library (NYPL), announced the RFP jointly. The project will remodel the library into a modern facility while adding 100 percent affordable housing, reinforcing the Adams administration’s “City of Yes for Families” initiative to make New York City more livable for families.

Housing Lottery Launches for 1615 Cedar Street in Midwood, Brooklyn

The affordable housing lottery has launched for 1615 Cedar Street, an eight-story residential building in Midwood, Brooklyn. Designed by Cityscape Consulting with Input Creative Studio responsible for the facade and the interiors, and developed by Ramazi Mitaishuili of 1611 Cedar Street Realty LLC, the structure yields 17 residences. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $123,258 to $218,010.

660 Lexington Avenue Nears Topping Out in Midtown East, Manhattan

Construction is nearing topping out on 660 Lexington Avenue, a 19-story residential building in Midtown East, Manhattan. Designed by Zproekt Architecture and developed and built by Sergey Rybak of Rybak Development, the 233-foot-tall structure will span 52,558 square feet and yield 23 condominium units with an average scope of 2,123 square feet. The building will also contain 2,551 square feet of commercial space, 1,174 square feet of community facility space, and a cellar level. The property is alternately addressed as 133 East 55th Street and located at the corner of Lexington Avenue and East 55th Street.

RFEI to Be Issued For 44-36 Vernon Boulevard’s Redevelopment in Long Island City, Queens

The New York City Economic Development Corporation (NYCEDC) is planning to issue a Request For Expressions of Interests (RFEI) on behalf of the city for 44-36 Vernon Boulevard, a six-story commercial building in Long Island City, Queens. The RFEI is an appeal to the public for input on the redevelopment of the 672,000-square-foot structure, which currently serves as the central hub for New York City’s Department of Education. Based on the public feedback, the city will decide whether to embark on a full or partial transformation of the property into revamped commercial, light industrial, or community space. The redevelopment could also include the addition of waterfront access under the OneLIC Long Island City Neighborhood Plan initiative by the Department of City Planning (DCP). The property is located along Anable Basin at the intersection of Vernon Boulevard and 44th Drive.

LPC To Review Proposal For 348 MacDonough Street In Bedford Stuyvesant, Brooklyn

The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for retroactive approval of the construction of a bulkhead at 348 MacDonough Street in Bedford-Stuyvesant, Brooklyn. The Italianate-style rowhouse contains two units and stands four stories tall. The property is located between Stuyvesant and Lewis Avenues.

Permits Filed for 169 Knickerbocker Avenue in Bushwick, Brooklyn

Permits have been filed to expand a three-story structure into a four-story mixed-use building at 169 Knickerbocker Avenue in Bushwick, Brooklyn. Located between Melrose Street and Jefferson Street, the lot is near the Jefferson Street subway station, served by the L train. Chaim Fuchs of Knickerbocker Estates LLC is listed as the owner behind the applications.

Final Glass Panels Being Installed at 450 Eleventh Avenue in Hudson Yards, Manhattan

Exterior work is getting closer to completion on Hotel Meta, a 51-story hotel skyscraper at 450 Eleventh Avenue in Hudson Yards, Manhattan. Designed by DSM Design Group and developed by Marx Development Group, the 642-foot-tall structure will yield 379 guest rooms and amenities including a business center, a ballroom, banquet and conference spaces, a spa, fitness center, and a multi-level restaurant with a bar and outdoor terrace. The property will be operated by Marriott Hotels and is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center.

Construction is nearing completion on 311 Eastern Parkway, an eight-story residential building in Crown Heights, Brooklyn. Developed by Brooklyn-based Harpia, 75-foot-tall, all-electric building will yield five condominium units. Exterior work is nearly finished and interior construction is well underway at the property, which is located between Franklin and Classon Avenues.
