Hendrix House Reveals Facade at 250 East 25th Street in Manhattan’s Kips Bay

The 12-story residential building known as Hendrix House at 250 East 25th Street in Kips Bay, Manhattan recently revealed it’s completed facade after topping off last August. Developed by New Empire Corp. and designed by DXA Studio, the 44,571-square-foot structure at the corner of Second Avenue and East 25th Street yields 60 condominium units. CORE Real Estate is handling sales and marketing, having launched sales in June 2024. Hendrix House has sold 75 percent or 45 units, totaling near $60 million in inventory at $2,133 per square foot.

Construction Wraps Up on 655 Union Street in Gowanus, Brooklyn

Work is wrapping up on 655 Union Street, a 13-story residential building in Gowanus, Brooklyn. Designed by L+Z Architecture and developed by Avery Hall and Gindi Capital, the 200,000-square-foot structure will yield 193 rental units in one- to two-bedroom layouts, as well as 14,000 square feet of ground-floor retail space. Fifty of the units will be designated for affordable housing. The half-acre property is alternately addressed as 204 4th Avenue and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.

Pearl House Office-to-Residential Conversion Is Complete At 160 Water Street In Financial District, Manhattan

Construction is complete on Pearl House, an office-to-residential conversion at 160 Water Street in Manhattan’s Financial District. Designed by Gensler and developed by Vanbarton Group, the project involved the construction of a three-story rooftop expansion atop an existing midcentury tower and the conversion of its 525,000 square feet of office space to yield 588 rental units. The property is located at the corner of Water and Fletcher Streets.

Construction Begins on 2868 Webster Avenue in Bedford Park, The Bronx

Work has begun on 2868 Webster Avenue in Bedford Park, The Bronx, the second phase of a two-phase mixed-use development. The 12-story, 250,000-square-foot building will sit adjacent to the New York Botanical Gardens. Developed by Douglaston Development in collaboration with the Jericho Project, components include 277 affordable housing units, 8,000 square feet of ground-floor retail space, on-site social services, and residential amenities.

Permits Filed for 1123-1125 Broadway in Bushwick, Brooklyn

Permits have been filed to expand two three-story structures into four-story mixed-use buildings at 1123-1125 Broadway in Bushwick, Brooklyn. Located between Dekalb Avenue and Kosciuszko Street, the lot is steps from the Kosciuszko Street subway station, served by the J train. Kevin Yang is listed as the owner behind the applications.

Excavation Underway for 714-Unit Complex at 355 Exterior Street in Mott Haven, The Bronx

Excavation and pilings are underway at 355 Exterior Street, the site of a two-tower residential complex in Mott Haven, The Bronx. Designed by Hill West Architects and developed by The Lightstone Group under the 355 Exterior Street Associates LLC, the 720,785-square-foot project will yield 714 rental units with an average scope of 777 square feet, as well as 10,630 square feet of commercial space and 325 enclosed parking spaces. The taller of the two towers will rise 437 feet, making it the tallest structure in the South Bronx and in the borough, and taking the title away from River Park Towers that stands 428 feet tall. The property is located along the Harlem River near the intersection of Exterior and Gerard Streets.

New Rendering Revealed For 366 Bond Street in Gowanus, Brooklyn

A new rendering has been revealed for 366 Bond Street, a proposed eight-story affordable housing complex for senior citizens in Gowanus, Brooklyn. Designed by Shakespeare Gordon Studio, the structure is planned to yield 121 low-income homes along with a 25,586-square-foot community facility on the ground floor. The roughly 42,000-square-foot property is bound by Carroll Street to the north, 1st Street to the south, and Bond Street to the east.

New 20-Year Lease Signed for 7 Times Square In Midtown, Manhattan

Apparel holding company KnitWell Group has signed a 20-year lease extension for 246,000 square feet at 7 Times Square, a 47-story office skyscraper in Times Square, Manhattan. The lease will expand the company’s existing 191,000-square-foot presence in the building by two additional full floors. Designed by SOM and developed by Boston Properties, the 724-foot-tall structure spans 1.25 million square feet and is located at West 42nd Street between Broadway and Seventh Avenue.

Permits Filed for 45 Cleveland Place in Concord, Staten Island

Permits have been filed for St. John Villa, a five-story middle and high school facility at 45 Cleveland Place in Staten Island’s Concord neighborhood. Located north of the intersection between Cleveland Place and Garson Avenue, the lot is close to the Verrazano Expressway. NYC School Construction Authority is listed as the owner behind the applications.

New Rendering Revealed For 2,000-Unit Residential Skyscraper At 100 Gold Street in Financial District, Manhattan

A new rendering has been revealed for 100 Gold Street, a proposed residential skyscraper in the Financial District of Lower Manhattan. Designed by FXCollaborative, the structure is planned to yield 2,000 apartments and will replace a nine-story office building from the 1960s that houses several city agency headquarters. The rendering was revealed in Mayor Eric Adams’ State of the City address last Thursday, as part of his “Manhattan Plan” initiative to bring 100,000 new housing units to the borough over the next ten years. The site is bound by Frankfort Street to the north, Spruce Street to the south and east, and Gold Street to the west.
