Brooks Brothers to Open Flagship Store at 195 Broadway in Financial District, Manhattan

Brooks Brothers is set to open a new flagship store at 195 Broadway, a 29-story Neoclassical building in Manhattan’s Financial District, marking a return to the neighborhood where the clothing retailer was established over two centuries ago. The store will occupy 9,871 square feet across the ground floor and cellar levels of the building, which is owned by L&L Holding Company and located between Fulton and Dey Streets.

Designed by Handel Architects and Frida Escobedo and developed by Ray and LMXD, the structure yields 222 residences. Available on NYC Housing Connect are 58 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $31,132 to $218,010.

1522 First Avenue’s Exterior Nears Completion on Manhattan’s Upper East Side

The 27th-tallest building on our year-end construction countdown is 1522 First Avenue, a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell, the 449-foot-tall structure will yield 400,000 square feet of Class A office space, as well as retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. The property is alternately addressed as 403 East 79th Street and is located between East 79th and East 80th Streets.

Rendering Revealed for 132 East 125th Street In Harlem, Manhattan

A rendering has been revealed for 132 East 125th Street, a 13-story mixed-use building in Harlem, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, the project will yield 73 affordable housing units in one- to three-bedroom layouts, as well as 7,000 square feet of ground-floor retail space and 45,000 square feet of medical offices on the second through fifth floors. The property is located at the corner of East 125th Street and Lexington Avenue.

Façade Work Continues on 125 West 57th Street in Midtown, Manhattan

At number 28 on our countdown of the tallest construction projects in New York is 125 West 57th Street, a 26-story commercial building on Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 420-foot-tall structure will span 260,000 square feet and yield 185,000 square feet of full-floor Class A office space, a dedicated amenities floor designed by Gensler, 7,000 square feet of retail space, and a new home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the property to the developers for $150 million in 2017. The project is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc’s One57 and SHoP Architects’ 111 West 57th Street.

5055 Broadway Tops Out In Inwood, Manhattan

Construction has topped out on 5055 Broadway, an 11-story residential building in Inwood, Manhattan. Designed by Fischer + Makooi Architects and developed by Timber Equities, the 50,808-square-foot structure will yield 60 rental apartments in one- and two-bedroom layouts, with 15 reserved for affordable housing, as well as ground-floor retail space. The project replaces a former surface-level parking lot and is part of the Inwood Rezoning Plan, which is projected to create more than 4,000 affordable housing units by 2032.
