In August of 2015, YIMBY reported on applications for a 42-story, 550-unit mixed-use building at 685 First Avenue, located between East 39th and 40th streets in Murray Hill. Now, new details and renderings of the building have been revealed by the Wall Street Journal. The 459-foot-tall tower will actually contain 556 residential units and measure a whopping 828,000 square feet in its entirety. Two-thirds of the units will be rental apartments while the remaining one-third will be condominiums. Amenities include an underground 110-car garage, storage for 282 bikes, laundry facilities, a pool, a fitness center, a library, and recreational and assembly rooms. There will also be 10,088 square feet of ground-floor retail. Richard Meier & Partners Architects is behind the design, and Sheldon Solow is the developer. Excavation is reportedly underway, and completion is expected in 2018.
In March, the Empire State Development Corporation (ESD) withheld approval for the two-tower, mixed-income residential project at Pier 6 in Brooklyn Bridge Park, located in southern Brooklyn Heights. The city selected RAL Development and Oliver Realty Group, with ODA New York as the architect, to develop a 29-story, 192-unit condominium building and a 14-story, 147-unit mixed-use rental building with 117 below-market-rate apartments, a preschool, a 930-square-foot retail component, and 1,500-square-foot community facility. Now, the ESD is withdrawing from the project, entirely over concerns regarding ties between the developers and the administration of Mayor Bill de Blasio, Politico New York reports.
In January, D&K Realty Development filed applications for three three-story, three-family residential buildings at 518-522 West 232nd Street, in southern Riverdale, located six blocks from the 231st Street stop on the 1 train. Now, the developer is scraping those plans, in favor of a single building. Newly filed applications call for a four-story, nine-unit structure measuring 14,148 square feet. The residential units should average 996 square feet, which means condominiums are probably in the works. Amenities listed in the Schedule A include an eight-car parking garage in the cellar and a laundry room. Flushing-based Michael Kang is still the architect of record.
Back in November of 2015, renderings were revealed of the renovations that are planned to go into repositioning the Brooklyn War Memorial and Cadman Park Plaza. The upgrades are associated with a large-scale revitalization of Downtown Brooklyn’s parks and public spaces, dubbed Brooklyn Strand. New details and renderings of the entire 50-acre project can be revealed now that the two-year-long community input process has completed. The Community Vision Plan will now go through the city’s review process.
Back in late 2014, Woodside-based developer Nakorn Realty acquired, for roughly $5 million, the single-story office property at 69-01 34th Avenue, in western Jackson Heights, located four blocks from the 65th Street stop on the M/R trains. The developer planned to build a residential building with ground-floor commercial space, but now the New York City School Construction Authority (SCA) has filed for a five-story, 65,585-square-foot public school at the site. The school, which will be called P.S. 398-Q, will have a cafeteria on the ground floor, a gymnasium on the fourth floor, and a rooftop playground on the fifth floor. Classrooms and administrative offices will fill the remainder of the building. Robert Purcell’s Midtown South-based Purcell Architects is the architect of record. Demolition permits were filed in January to raze the site’s old office building, which most recently served as a regional office for White Castle.
