YIMBY’s “30 Tallest” Countdown to 2019 Begins With Update on 670-Foot-Tall Seaport Residences, in Lower Manhattan

In the lead-up to 2019, YIMBY will be checking in on each of the Five Borough’s 30 tallest towers currently under construction. Standing at the bottom of the list is One Seaport, aka 161 Maiden Lane, which is a notable presence on the Lower Manhattan skyline when seen from the Brooklyn Bridge, or any view facing west towards the Seaport District. The slender new 60-story and 670-foot-tall residential skyscraper recently topped-out, and curtain wall installation is making substantial headway. Spanning 200,000 square feet, the project is being designed by Hill West Architects, developed by Fortis Property Group, LLC and constructed by Pizzarotti LLC. The interiors are being designed by Groves & Co. Sales and marketing are being carried out by Douglas Elliman Development Marketing.

LPC’s Stranglehold on Greenwich Village Yields LPC-Bound Proposal for Mega-Mansion Conversion at 36-38 West 10th Street

A new proposal to merge and renovate 36 and 38 West 10th Street is set to be reviewed by the LPC today. Located along West 10th street between 5th Avenue and 6th Avenue in Greenwich Village, the project is composed of two five-story brownstones, each with six units apiece, which will be turned into a single mansion. The revisions are being carried out by John Ike of Ike Kligerman Barkley Architects. The developer of the project is Tom Van Loben Sels.

222 East 44th Street Nearing Completion As Outdoor Plaza Takes Shape in Turtle Bay, Manhattan

Progress at 222 East 44th Street , aka the Summit, is quickly wrapping up. The landscaped courtyard and main entrance are both underway, with the finishing touches of stone materials and accompanying landscaping steadily being installed. The all-glass structure rises 556 feet above the Midtown neighborhood of Turtle Bay, totaling 43 floors. Handel Architects designed the building while Escobar Design is handling the interiors. BLDG Management is the developer and Douglas Elliman is in charge of leasing and marketing for the 355,600 square foot tower.

232 East 54th Street Tops Out in Sutton Place, Manhattan

232 East 54th Street has topped-out, and now stands 24 stories above a 5,000 square foot plot of land in the Midtown East neighborhood of Sutton Place, between Second and Third Avenues. Ismael Leyva Architects is the designer while Elias Kalimian of Elk Investors is the developer of the project. The 237-foot tall mixed-use building covers 59,381 square feet, and will have 75 units within averaging close to 800 square feet apiece.

272 West 10th Street’s Expansion in West Village to be Reviewed by LPC

Located in the West Village, and bound by West 10th Street, Washington Street, and Greenwich Street, a new proposed expansion for the Village Community School is currently being reviewed by the Landmarks Preservation Commission. Approval would potentially bring a four-story addition, designed by Marvel Architects, to the eastern side of the property, at the corner of West 10th Street and Greenwich Street. The corner is currently the site of the school playground, originally built in 1945. The school and project site are located among two historic districts in Greenwich Village, sitting on the southwest corner of the established areas.
