The affordable housing lottery has launched for The Northern II, a pair of residential buildings at 38-27 32nd Street and 38-38 32nd Street in Astoria, Queens. Designed by NY Building Associates Inc. and developed by Developing NY State, the structures yield 193 residences. Available on NYC Housing Connect are 59 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $63,155 to $218,010.

Sutphin Senior Residence’s Façade Takes Shape at 97-04 Sutphin Boulevard in Jamaica, Queens

Façade work is taking shape on Sutphin Senior Residence, a 15-story all-affordable housing building at 97-04 Sutphin Boulevard in Jamaica, Queens, Designed by Bernheimer Architecture and developed by affordable housing developer Breaking Ground under the BG Sutphin Owner LLC, the structure will yield 173 apartments reserved for low-income seniors, including 52 supportive units for older formerly homeless adults with serious mental illness or substance use disorder. The remaining 121 units will be designated for adults aged 62 years or older, earning 50 percent or less than the area median income. The building will also contain a 15,000-square-foot health center operated by the Community Healthcare Network on the ground and cellar levels. The property is located at the intersection of Sutphin Boulevard and 97th Avenue.

Designed by JFA Architects & Engineers and developed by Joel Weiss of Heartfelt Townhouse Build under the 95th Avenues Equities LLC, the 254-foot-tall structure will span 720,248 square feet and yield 524 rental units with an average scope of 1,357 square feet, as well as 9,241 square feet of commercial space, a cellar level, and 338 enclosed parking spaces. The property is situated between 94th and 95th Avenues and Sutphin Boulevard, directly west of the recently finished 147-35 95th Avenue residential tower.

Homeless Shelter Progresses at 3966 Tenth Avenue in Inwood, Manhattan

LPC to Review Renovation, Expansion Proposal for 8 West 86th Street on Manhattan’s Upper West Side
