The affordable housing lottery has launched for The Bay NYC, an eight-story residential building at 2971 Shell Road in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Rybak Development and Fouerti Realty, the structure yields 189 residences. Available on NYC Housing Connect are 56 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $86,400 to $218,010.

Permits Filed for 822 Bergen Street in Crown Heights, Brooklyn

Permits have been filed for a seven-story residential building at 822 Bergen Street in Crown Heights, Brooklyn. Located between Grand and Classon Avenues, the lot is closest to the Franklin Avenue subway station, served by the A, C, and S trains. Eugene Khody is listed as the owner behind the applications.

The Brook’s Exterior Nears Completion at 589 Fulton Street in Downtown Brooklyn

At number 15 on our year-end countdown of the tallest construction projects in New York is The Brook, a 601-foot-tall residential skyscraper at 589 Fulton Street in Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management, the 51-story structure will span 557,973 square feet and yield 591 rental units with an average scope of 827 square feet, as well as 68,693 square feet of retail space, a cellar level, and two floors of recreational and sports amenities. Thirty percent of the units will be reserved for affordable housing. The property is bound by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue diagonally to the east, and Bond Street to the west.

Demolition Progresses at 1140-1152 Second Avenue on Manhattan’s Upper East Side

Demolition is complete at 1140-1142, 1146-1148, and 1152 Second Avenue, a collection of former low-rise buildings on Manhattan’s Upper East Side. The properties are part of a set of seven adjacent buildings that Sean J. Lavin of Townhouse Property Group and Lavin Development has sought to raze to make way for an expansive new structure spanning most of the block between East 60th and 61st Streets.

LPC Reviews Proposal for 244 Waverly Place In West Village, Manhattan

The New York City Landmarks Preservation Commission is currently reviewing proposals for the renovation and expansion of 244 Waverly Place, a three-story residential building in Manhattan’s West Village. Designed by Hernandez-Eli Architecture, the proposal includes modifications to the structure’s entryway, updates to its front and rear façades, the addition of a cellar level, and the construction of a one-story rooftop extension. The property is located between Bank Street and West 11th Street.

Designed by SLCE Architects and developed by The Torkian Group, the structure yields 128 residences. Demolition Prep Underway for MSK Hospital Skyscraper at 1233 York Avenue on Manhattan’s Upper East Side

The 16th-tallest building on YIMBY’s year-end construction countdown is MSK Pavilion, a forthcoming 594-foot-tall inpatient hospital building at 1233 York Avenue in the Lenox Hill section of Manhattan’s Upper East Side. Designed in collaboration by CannonDesign and Foster + Partners and developed by Memorial Sloan Kettering Cancer Center (MSKCC), the 31-story structure will yield 900,000 square feet of cancer care and surgery facilities. Demolition is currently underway on the current occupant of the site, a 23-story building that formerly housed medical student residences and administrative offices. The property is bound by East 67th Street to the north, East 66th Street to the south, and York Avenue and Rockefeller University to the east.

439 East 77th Street Completes Demolition on Manhattan’s Upper East Side

Demolition is complete at 439 East 77th Street, the site of a seven-story residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by ARC Architecture + Design Studio for Jack Ezra of Urban Spring Capital, the 74-foot-tall structure will span 28,923 square feet and yield 16 condominium units with an average scope of 1,807 square feet, as well as a cellar level, a 30-foot-long rear yard, and two enclosed parking spaces. The property is situated on an interior lot between First and York Avenues.

LPC to Review Renovation, Expansion Proposal for Imperial Theatre at 249 West 45th Street in Midtown, Manhattan

The New York City Landmarks Preservation Commission is set to review a proposal for the renovation and expansion of the Imperial Theatre, a 101-year-old Broadway theater at 249 West 45th Street in Midtown, Manhattan. Designed by Kostow Greenwood Architects for the Schubert Organization, the project is planned to include the overhaul and expansion of the lobby building, historical restoration of the auditorium interiors, and upgrades to the facility’s mechanical systems. The property is located between Seventh and Eighth Avenues.
