Construction Imminent at 402-404 Manhattan Avenue in Williamsburg, Brooklyn

Construction is set to commence at 402-404 Manhattan Avenue, the site of a six-story residential building in Williamsburg, Brooklyn. Designed by Design Studio Associates and developed by Poise Property Group, the 60-foot-tall structure will span 12,710 square feet and yield nine condominium units with an average scope of 1,291 square feet, as well as 1,090 square feet of community facility space, a 30-foot-long rear yard, and six open parking spaces. The 11,000-square-foot property is located by the corner of Manhattan Avenue and Frost Street.

LPC To Review Proposal For Renovation At 138 Joralemon Street In Brooklyn Heights, Brooklyn

A proposal has been submitted to the New York City Landmarks Preservation Commission (LPC) seeking to legalize previously installed windows at 138 Joralemon Street, an 11-unit brownstone in Brooklyn Heights, Brooklyn. Built in 1855, the Anglo-Italianate-style building underwent window replacements without prior LPC approval. The application is scheduled for review on February 4.

New Renderings Revealed for SoMA Office-To-Residential Conversion At 25 Water Street in Financial District, Manhattan

New renderings have been revealed for SoMA, the largest office-to-residential conversion in the Unites States at 25 Water Street in Lower Manhattan’s Financial District. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the project involves the replacement of the building’s brick façade with a modern fenestration featuring more expansive windows, a gut renovation of its 1.1 million square feet of interiors, and the construction of ten new stories above its former parapet. The overhaul will yield 1,300 apartments, making it the largest conversion in the country by unit count, surpassing the 566-unit redevelopment of One Wall Street a few streets to the north. The building will also feature approximately 100,000 square feet of amenities. Pavarini McGovern is the general contractor for the property, which is bound by Water Street to the north, 2 New York Plaza to the south, the New York Vietnam Veterans Memorial to the east, and Broad Street to the west. The name SoMA pays homage to the building’s location in South Manhattan, sitting at the southernmost tip of Manhattan at the nexus of Fidi, Battery Park and the Seaport District.

The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for modifications to 132-134 East 64th Street, two adjacent townhouses on Manhattan’s Upper East Side. Prepared by JPD Engineering, the proposal outlines plans for alterations to the building’s front façade, as well as additions to its rooftop and rear. The property is located between Lexington and Park Avenues.

The Northern Tower Wraps Up Construction At 35-32 Leavitt Strteet in Flushing, Queens

Construction is coming to a close on the Northern Tower, a 13-story hotel and residential building at 35-32 Leavitt Street in Flushing, Queens. Designed by Raymond Chan Architect and developed by Century Development Group, which signed an agreement in late 2016 with Starwood Hotels & Resorts, the 152-foot-tall mixed-use structure will span 228,000 square feet, with around 101,000 square feet for a 244-room Westin hotel, 2,270 square feet for community facility use, and 42,100 square feet of residential space. The residential component comprise 49 condominium units on the top three floors. The property is alternately addressed as 137-61 Northern Boulevard and located at the corner of Northern Boulevard and Leavitt Street.

Site Plan Approval Issued For Pratt Landing In New Rochelle

Site plan approval has been granted for Pratt Landing, a mixed-use waterfront development in New Rochelle located along the Long Island Sound. Developed in a collaborative effort between Twining Properties, the City of New Rochelle, and the State of New York, the project will convert a former industrial brownfield into a community hub with over 300 residential units and 99 condominiums. Project work will include the restoration of the historic New Rochelle Naval Armory, which when restored will feature housing reserved for veterans. Construction on the project is scheduled to commence in 2026 and is expected to complete in 2029.

Housing Lottery Launches for 3-11 27th Avenue in Astoria, Queens

The affordable housing lottery has launched for 3-11 27th Avenue, a seven-story mixed-use building in Astoria, Queens. Designed by Angelo Ng & Anthony Ng Architects Studio and developed by Strategic Capital Metropolitan, the structure yields 50 residential units, 860-square-foot community facility, 7,829 square feet of commercial space, and 23 parking spaces. Available on NYC Housing Connect are 13 units for senior residents at 80 percent of the area median income (AMI), ranging in eligible income from $55,783 to $134,160. Individuals or households must have at least one household member who is 62+ years of age at the time of application.
