Café Concept Debuts in Journal Squared Tower 3 At 595 Pavonia Avenue In Jersey City, New Jersey

The Café at Journal Squared, presented by Almost Home, recently opened its doors at the base of the third and final tower of Journal Squared, a 60-story residential skyscraper at 595 Pavonia Avenue in Jersey City, New Jersey. Designed by Handel Architects and HWKN and developed by KRE Group alongside National Real Estate Advisors, the three-tower complex is located above the Journal Square PATH Station in Jersey City. Journal Squared yields a total of 1,840 residences across 2.3 million square feet. Tower 1 and 2 stand at 53 and 68 stories, respectively.

Foundations Underway at 500 East 81st Street on Manhattan’s Upper East Side

Foundation work is getting underway at 501 East 81st Street, the site of a forthcoming ten-story residential building in the Yorkville section of Manhattan’s Upper East Side. Designed by Zproekt Architecture and developed by Rybak Development, the 100-foot-tall structure is planned to span 29,829 square feet with an undisclosed number of units, likely condominiums based on the design firm’s history in the neighborhood. The building will also have a cellar level and three enclosed parking spaces. The property is located at the southeast corner of York Avenue and East 81st Street.

Union Center Reaches Street Level at 37-16 Union Street in Flushing, Queens

Construction has reached street level for Union Center, a 16-story mixed-use building at 37-16 Union Street in Flushing, Queens. Designed by Raymond Chan Architect and developed Lions Group NYC, the 189-foot-tall structure will span 207,239 square feet, with 133,000 square feet of Class A office space, community facility space, 5,000 square feet of ground-floor retail, a 48-foot-long rear yard, and 142 enclosed valet parking spaces across three cellar levels. The office space will offer flexible tenant arrangements and roof terraces on the 16th floor. ZL Macedonia LLC is listed as the owner of the property, which is situated on an interior lot facing the intersection of Union Street and 38th Avenue.

LPC Set To Review Restoration Proposal For 271 West 11th Street In Greenwich Village, Manhattan

Exterior work is progressing on La Vita, a 16-story residential and hotel complex at 133-25 37th Avenue in Flushing, Queens. FXCollaborative is the design architect, Raymond Chan Architect is serving as the architecture of record, and Gary Tsan under the 37 Richouse LLC is the developer of the 198-foot-tall structure, which will span 263,151 square feet and yield 150 condominium units in studio to three-bedroom layouts, as well as 202 hotel rooms, 23,000 square feet of ground-floor and below-grade retail space, and 300 parking spaces. The property stands on a nearly 1-acre interior lot bound by 36th Road to the north, 37th Avenue to the south, and a construction project at 133-09 37th Avenue to the west.

Demolition Finishes for Forthcoming 450-Unit High-Rise at 275 Flatbush Avenue Extension in Downtown Brooklyn

Demolition has concluded at 275 Flatbush Avenue Extension, the site of a forthcoming five-tower, 450-unit residential complex in Downtown Brooklyn. Designed by J Frankl Architects and developed by Jacob Kohn of The Jay Group, the conjoined structures are planned to stand 27 stories and 293 feet tall, each with 90 units and two cellar levels. The developer purchased six adjacent lots for $75 million from Pearl Realty Management to form a 39,000-square-foot assemblage at the corner of Flatbush Avenue Extension and Willoughby Street. The deal also included $12.5 million of air rights transferred by the nearby 147 Pearl Street.

LPC To Review Historic Sidewalk Replacement At 43 Sterling Place In Park Slope, Brooklyn
