Four-Story, 16,500 Square-Foot Commercial Project Tops Out At 139 Ludlow Street, Lower East Side

Princeton Holdings’ vertical expansion of a former three-story building at 139 Ludlow Street, on the Lower East Side, has topped-out, according to Bowery Boogie. The building has gained a fourth floor and now measures 16,500 square feet, and new masonry is also currently being installed. The building will be entirely commercial, and features a rooftop terrace. Lee Levine, based in Hoboken, New Jersey, is the architect of record, and completion can probably be expected early next year.

Reveal For 12-Story, 40-Unit Residential Project At 225 East Houston Street, Lower East Side

Back in January, Houston Essex Realty Corp. acquired 9,238 square feet of air rights for a planned redevelopment of the single-story commercial building at 225 East Houston Street, on the Lower East Side, and now Bowery Boogie has renderings of the project. The existing structure will be expanded into a 12-story, 40-unit residential building with retail on the ground floor. The redevelopment will total roughly 41,000 square feet and is being designed by Bluarch Architecture. Permits were filed late last year to conduct interior demolition and prepare the existing building for a vertical enlargement.

New Proposal For WTC’s Performing Arts Center To Be Presented In Coming Weeks

The Lower Manhattan Development Corp. will present their latest plans for the World Trade Center’s performing-arts center later this fall, according to The Wall Street Journal. The board previously abandoned Frank Gehry’s design and decided to limit the project’s above-grade construction costs to no more than $200 million. The latest plans now call for a three- to four-story building measuring roughly 80,000 square feet. The building would also include a 600- to 700-seat auditorium, a 200-seat theater, and a restaurant on the ground floor. The architect has not yet been named.


196 Orchard Street

Excavation Begins On 10-Story, 83-Unit Mixed-Use Project At 196 Orchard Street, Lower East Side

Earlier this year, YIMBY revealed renderings of Magnum Real Estate Group and Real Estate Equities’ 10-story, 83-unit mixed-use building planned at 196 Orchard Street, on the Lower East Side. Now that demolition is complete on the site’s old commercial buildings, excavation work appears imminent, per Bowery Boogie. A pile driver has appeared on-site as well as other excavation equipment. Once complete, the building will also have 13,463 square feet of retail space on the ground floors, and Ismael Leyva is designing.
