Back in October, YIMBY brought you an update on the nine-story, 13-unit residential building topping out at 290 West Street, in TriBeCa. Since then, the structure has received its cladding, as seen in these photos courtesy of Tectonic. The project’s condominiums range from 2,241 to 3,165 square feet, and the top three penthouses each have private outdoor space. Adjmi & Andreoli served as the design architect, while VE Equities is the developer. Only two units have yet to be sold, and move-ins can probably be expected by early 2016.
When completed, Essex Crossing will be a big deal for the Lower East Side. The multi-building project is on the former Seward Park Urban Renewal Area, and will have several residential structures, as well as commercial amenities galore – from a new Essex Street Market to a Regal Cinema, a bowling alley to a medical center, gardens both beer and regular, office space, and more. Late last summer, YIMBY reported on applications for a two-story, 2,126 square-foot retail building at 159 Ludlow Street, on the Lower East Side, and now Bowery Boogie has the project’s reveal, which will take the form of a glassy structure. Hesky Haim and Continental Worsteds are the developers, and DXA Studio is designing the project, which it calls the ‘glass box’. The building appears to include some form of rooftop garden, and will be available as event space. The lot is currently vacant and construction is expected to begin in 2016.
Nava Companies has filed applications for an eight-story, six-unit mixed-use building at 14 White Street, in TriBeCa. The project will measure 19,703 square feet in total and includes 3,816 square feet of retail space on the ground floor. Beginning on the second floor, there will be a single residential unit on each floor through the sixth, and a duplex unit will span the top two floors. Units will surely be condos, averaging 2,866 square feet each. DXA Studio is the architect of record.
Early in November, renderings surfaced of the planned 12-story redevelopment of the single-story commercial building at 225 East Houston Street, on the Lower East Side, and now applications have been filed for the expansion project. The existing 17,471 square-foot property will be expanded to 41,000 square feet. The development will include a 6,800 square-foot ground-floor retail component and its 38 residential units will average 900 square feet apiece. Bluarch Architecture is responsible for the most recent renderings, but that firm is no longer working with the property owner, per Bowery Boogie; Rogers Architects is the architect of record. The existing former Provident Loan Society building is not a city landmark, but preservationist Christian Emanuel has filed a request for evaluation (RFE) with the Landmarks Preservation Commission.
