Conversion of 51-Story One Wall Street Makes Headway As Work Progresses for The Financial District’s First Whole Foods

One Wall Street is in the midst of a huge $1.5 billion makeover as the 51-story Art Deco gem is converted from office use into 566 residential units, topped with a triplex that may fetch $40 million. At street level, significant activity can be seen, as parts of the facade have been removed to make way for the retail section in the building that will bring a Whole Foods to the Financial District.

The Gladstone family has a long history of construction in New York, and the family’s current venture, Madison Equities, was founded in the mid-1960’s. Now, Madison is behind what will imminently become the first actual residential supertall below 34th Street in Manhattan, with 45 Broad Street set to rise 1,127 feet to its peak. Last week, Madison Equities’ CEO Robert Gladstone sat down with YIMBY to talk about that project, as well as everything else in the firm’s pipeline for the Five Boroughs.

Crane Assembled for 77 Greenwich Street as The Financial District’s Residential Skyscraper Boom Continues Apace

Progress at 77 Greenwich Street has hit another milestone, with the tower crane now rising on-site. Located in Lower Manhattan between Trinity Place, Greenwich Street, Rector Street, and Edgar Street, the FX Collaborative-designed tower is set to rise 500 feet to its rooftop, and also has an address of 42 Trinity Place. Inside, 90 condominiums will be situated atop a podium containing a grade school and retail space. The 40-story project is being developed by Trinity Place Holdings.

Work Expands Across Essex Crossing’s Multi-Block Scope On The Lower East Side

Right next to the pedestrian walkway entrance for the Williamsburg Bridge, Essex Crossing is already reinventing Manhattan’s Lower East Side. The nine-building development will cost over one billion dollars and create nearly two million square feet across a six-acre area, and the aerial scope of construction is now expanding well beyond the initial first new two structures.

Bronze Façade Installation Starts for Trinity Church’s Office Tower At 74 Trinity Place, Financial District

Permits for construction of 74 Trinity Place were approved approximately one year ago, and already, the building has nearly topped-out, having reached the 20th of 26 eventual floors. The mixed-use tower has replaced a derelict but beautiful structure, and for that reason, the architect placed special attention to the design. Now, pedestrians in the Financial District are finally getting a glimpse of the bronzed skin. Façade installation, as designed by Pelli Clarke Pelli, has finally commenced.

COOKFOX Architects To Transform St. John’s Terminal into Office Complex at 550 Washington Street in Lower Manhattan

Oxford Property Group has revealed plans to redevelop the defunct St. John’s Terminal at 550 Washington Street in , Manhattan. The announcement arrives with new renderings from COOKFOX Architects revealing an industrial-textured office building comprised of concrete, exposed metal elements, and a sweeping series of factory-mullioned windows.

Rafael Viñoly-Designed 125 Greenwich Street Over Two-Thirds Complete

Downtown’s residential boom continues apace with the construction of 125 Greenwich Street, which has reached two-thirds of the way to its 912-foot-tall pinnacle on a corner overlooking the World Trade Center memorial. The tower will rise above most of its neighbors in the Financial District, but since it is right across from 1 World Trade Center, it will not make a sizable impact on the skyline. Architect Rafael Viñoly is also responsible for the Midtown supertall 432 Park Avenue.

Major Lobby Renovations Nearly Complete at 55 Broad Street, Financial District

Rudin Management has nearly completed its modernization of lobby and entry areas at 55 Broad Street in Downtown Manhattan. Originally completed in 1967, the building’s new lobby, reception, and security areas are designed by Fogarty Finger Architecture.

215 Pearl Street Nearly Finished in the Financial District

Construction of 215 Pearl Street has largely gone unnoticed but has made significant progress. Since our last update in July of 2016, the building has topped out, façade installation is all but complete, and construction of the five-story reflective lobby is underway. The 39-story structure will be adding 320 hotel rooms to the Financial District neighborhood thanks to the developers, the Lam Group.

Howard Hughes’ Proposed Temporary Winter Rooftop for Pier 17 Receives LPC Approval

Yesterday, plans to install a temporary winter village on top of the recently built Pier 17 in FiDi went before the LPC, and were approved. The addition will bring an ice rink, warming hut, deck, and market space during the cold season. Howard Hughes is responsible for the $785 million development of the new shopping center and public space.
