YIMBY Scopes Views from ODA’s 208 Delancey Street on Manhattan’s Lower East Side

YIMBY took a construction tour of 208 Delancey Street, a 12-story condominium building that topped out on Manhattan’s Lower East Side late last year. Designed by ODA New York and developed by New Empire Corporation, the L-shaped 85,000-square-foot reinforced concrete superstructure will yield 85 units at the corner of Pitt and Delancey Streets. Compass is handling sales and marketing for the condominiums, which range from studios to three-bedroom floor plans. Prices range from $625,000 for a studio to $2.655 million for a two-bedroom, two-bathroom penthouse unit. ASH NYC curated and staged a pair of model homes for the property.

YIMBY went on a tour of One Essex Crossing, a 14-story mixed-use building at 202 Broome Street and one component of the nine-building Essex Crossing development on Manhattan’s Lower East Side. Designed by CetraRuddy for Delancey Street Associates, a partnership of BFC Partners, L+M Development Partners, Taconic Partners, The Prusik Group, and Goldman Sachs Urban Investment Group, the property yields residential and office space on a full-block parcel bound by Delancey Street to the north, Broome Street to the south, Suffolk Street to the east, and Norfolk Street to the west. Corcoran Sunshine Marketing Group is handling marketing and sales for One Essex Crossing, which is approaching 50 percent sold.

222 E. Broadway’s Façade Progresses on Manhattan’s Lower East Side

Façade work is progressing on 222 E. Broadway, a 28-story residential tower on Manhattan’s Lower East Side. Designed by S4Architecture for Optimum, the 84,271-square-foot structure will yield 51 units with an average scope of 1,397 square feet. Round Square Development is the general contractor for the property, which is located by the corner of East Broadway and Clinton Street.

55 Suffolk Street Reaches Pinnacle Over Manhattan’s Lower East Side

Construction has topped out on 55 Suffolk Street, a 30-story residential building on Manhattan’s Lower East Side. Designed by Dattner Architects and developed by Gotham Organization, the 310-foot-tall structure is the taller in the two-building Broome Street Development complex along with the 16-story The Norfolk Senior Housing Building at 64 Norfolk Street to the west. Both buildings will collectively span 387,223 square feet and yield a total of 488 rental units, of which 43 percent will be dedicated to permanently affordable housing. Monadnock Construction, Inc. is the general contractor for the two buildings, which are being built between Suffolk and Norfolk Streets.

Permits Filed for 183 Chrystie Street on Manhattan’s Lower East Side

Permits have been filed for a nine-story mixed-use building at 183 Chrystie Street on Manhattan’s Lower East Side. Located between Delancey Street and Rivington Street, the lot is near the Bowery Street subway station, serviced by the J and Z trains and the Grand Street station, serviced by the B and D trains. David Paz of Omnia Group is listed under the AEH-VSLV, LLC as the owner behind the applications.

Culturespaces Wins Approvals for Immersive Gustav Klimt Experience at the Historic Emigrant Industrial Savings Bank in Lower Manhattan

Manhattan’s historic Emigrant Industrial Savings Bank will be reborn as Hall des Lumières, a permanent center for immersive art exhibitions and cultural events. Located at 49-51 Chambers Street in Civic Center, Manhattan proposals to transform the building’s ground floor were subject to review by the Landmark Preservation Commission and approved last August.

102 Charlton Street Completes Construction in Hudson Square, Manhattan

Construction is complete on 102 Charlton Street, a 21-story residential building in Hudson Square. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the 210-foot-tall structure yields 59,323 square feet with 61 residential units in a mix of studios, one- and two-bedroom layouts, and full-floor spreads. The property is located between Greenwich and Hudson Streets and is surrounded by a wave of new construction including headquarters for Disney and Google.

456 Greenwich Street’s Brick Façade Installation Wraps Up in Tribeca, Manhattan

Façade work is wrapping up on 456 Greenwich Street, an eight-story hotel building in Tribeca. Designed by Stephen B. Jacobs Group with Martin Brudnizki Design Studio as the interior designer, and developed by Caspi Development, the 94,000-square-foot structure will yield 96 Art Deco-inspired guest rooms operated by Groupe Lucien Barrière of the Hôtel Barrière Le Fouquet’s Paris. AECOM Tishman is the general contractor for the Lower Manhattan development, which is bound by Greenwich Street to the east, Desbrosses Street to the south, and Washington Street to the west.

GFI Completes $195M Refinancing of The Beekman Hotel at 123 Nassau Street in Financial District, Manhattan

An affiliate of GFI Capital Resources has secured $195 million in refinancing for The Beekman, a historic landmarked hotel in Manhattan’s Financial District. The deal included a $130 million senior loan with Bank OZK arranged by Newmark and a $65 million subordinate financing raised from bond investors on the Tel Aviv Stock Exchange.

67 Vestry Street’s Expansion Continues Progress in Tribeca, Manhattan

Steelwork is progressing on 67 Vestry Street, a 13-story residential building in Tribeca. Designed by BP Architects and developed by Iliad Realty Group, the project involves a four-story addition atop a historic 88,712-square-foot Romanesque structure, bringing the total height from 115 to 153 feet tall. King Contracting Group is leading the masonry and brick installation, Urban Atelier Group is the general contractor, and Gachot Studios is designing the interiors of the 13 condominium units within the property, which is located at the corner of Vestry Street and West Street, directly across from Hudson River Park. Corcoran Sunshine Marketing Group was last reported to be the exclusive marketing and sales agent for the residences.
