Six-Story, 27-Unit Mixed-Use Building Now Planned At 32-06 Astoria Boulevard, Astoria

In mid-2014, YIMBY reported on applications for a 13-story, 24-unit mixed-use building at 32-06 Astoria Boulevard, in central Astoria, located a stone’s throw away from the N/Q trains’ stop on the same street. Lambros Houliaras, head of Astoria-based Double T Corp., recently scaled down the project and is now planning a six-story, 27-unit building. The 26,016 square-foot structure would include 4,273 and 743 square feet of retail and medical offices, respectively, on the ground floor. Beginning on the second floor, residential units would average a rental-sized 778 square feet apiece. The building will feature a rooftop terrace, and Long Island-based Constantine Efstathiou is the architect of record.

42-50 24th Street

Developers Acquire Mixed-Use Development Site At 42-50 24th Street, Long Island City

Property Markets Group and the Hakim Organization have purchased the roughly 34,000 square-foot property at 42-50 24th Street, in the Queens Plaza section of Long Island City, for $69 million. The site boasts approximately 270,000 square feet of development rights that could go towards a mixed-use project. The property is currently occupied by a taxi company and their old single-story building, although plans for the future have not been disclosed, per The Real Deal. The same developers recently topped out their 44-story, 391-unit mixed-use project a block to the north at 23-10 Queens Plaza South.

144-02 135th Avenue

Two Hotel Buildings Totaling 545 Rooms Filed At 144-02 135th Avenue, South Jamaica

Tennessee-based Chartwell Hospitality has filed applications for two hotel buildings that would rise on the roughly 80,000 square-foot parking lot immediately east of the Hilton New York JFK Airport, located at 144-02 135th Avenue in South Jamaica. The larger hotel planned is an 11-story, 362-key building measuring 158,892 square feet in total. Rooms would average 439 square feet apiece. The second hotel would be a 12-story, 183-key structure measuring 84,664 square feet. In that building, rooms would average a slightly larger 463 square feet apiece. Gene Kaufman is the architect of record for both hotels, according to The Real Deal.

152-09 88th Avenue

Eight-Story, 59-Unit Apartment Building Rises At 152-09 88th Avenue, Jamaica

Earlier this year, YIMBY revealed renderings of the Chetrit Group’s planned residential redevelopment of the former Mary Immaculate Hospital campus at 150-13 89th Avenue, in Jamaica. The project includes the addition of 324 residential units, but right across the street, the same developer is first building an unassociated eight-story, 59-unit apartment building that measures 45,606 square feet. Located at 152-09 88th Avenue, two blocks from the Parsons Boulevard stop on the E and F trains, the structure is currently five stories above street level, according to Commercial Observer. It recently received an $11 million construction loan. Goldstein, Hill & West Architects is designing both of Chetrit’s projects.
