Chelsea isn’t the only neighborhood seeing fresh permits for hotels this morning, and new building applications have also been filed for a 114-room project at 97-11 Sutphin Boulevard, in Jamaica, Queens. Cheng Yang-Lee of Atelier CS is the architect of record, and the nine-story structure will have 36,375 square feet of commercial space, for rooms averaging almost 320 square feet apiece. Charanjit Singh of AIH Group, LLC is listed as the developer, and demolition permits for an existing one-story structure were filed back in March.
The blocks of Jackson Heights offer some the densest real estate in Queens outside of its most urban cores like Long Island City and Jamaica, and today, we have the reveal for another new project coming to the neighborhood. YIMBY last reported on 71-17 Roosevelt Avenue back in December of 2014, when initial new building applications were filed, but now we have an update on the design and the development team, comprised of Scott Aaron’s Socius Development, and Werber Real Estate.
An open lot one block north of the A Train’s Beach 44th Street-Frank Avenue Station, in Edgemere, Queens, is about to see a substantial new development. Applications for 4515 Rockaway Beach Boulevard show an eight-story building with a total construction area of 121,393 square feet, which will include a 2,961 square-foot retail component on the ground floor, and 92,488 square feet of residential space, to be divided amongst 119 apartments. There will be 50 parking spaces in all, with 13 located on the first floor and the others on the open lot, and the structure will be flood-proofed. Mark Ginsberg of Curtis + Ginsberg Architects LLP is the architect of record, and HPD is the site’s developer, which means rentals are guaranteed.
As Astoria continues to thrive, spot re-zonings are sometimes required to handle the neighborhood’s growing pains. One of those is in the works at 35-10 Astoria Boulevard, and calls for a new seven-story mixed-use project, which YIMBY can reveal today.
An already-dense block in Jamaica, Queens, is about to see a welcome spot of infill on a vacant lot at 153-10 89th Avenue. Building applications call for a seven-story structure that will have 17,113 square feet of total space, including 11,815 square feet of residential space, to be divided amongst 17 apartments. There will also be a nine-car parking garage on the first floor. Angelo S.
