Development is slowly taking hold in the sleepy industrial area just south of Jamaica’s railyards. A new building application was filed Friday for a nine-story hotel at 145-07 95th Avenue, a block from the Jamaica LIRR and Air Train stations.
While Alma Realty and the Durst Organization are starting to reshape the Astoria waterfront with their megaprojects on Hallets Point and Vernon Boulevard, smaller developments have started to appear on the sleepy western edge of Astoria near Socrates Sculpture Park. Developer DK Real Estate Group has filed a new building application for a skinny eight-story, 15-unit building at 14-35 Broadway, between 14th and 21st Streets.
Joseph Palumbo’s Rising Developers Group has filed applications for a four-story, 14-unit residential building at 5-25 47th Road, in Long Island City, a couple blocks in either direction from the G and 7 train stops. The building will measure 14,780 square feet, which means the units, possibly condos, will average a spacious 1,055 square feet. Alfredo Fredericks is the applicant of record, and an existing single-story warehouse must first be demolished.
A seven-story apartment building with offices and retail may soon replace this odd little garage at 10-67 Jackson Avenue in Long Island City, on the corner of 50th Avenue near the Pulaski Bridge.
Excavation has begun at 45-08 23rd Street, in Long Island City, where Mary Rera is planning a three-story, four-unit mixed-use building, according to The Court Square Blog. Specific square-footage breakdowns are unavailable, but the entire structure, mechanical space included, will measure 6,000 square feet. Schematics were posted on-site late last year, and Edward Hicks is the architect of record.
