New York YIMBY’s 2020 Construction Report Shows 36,467 New Residential Unit Filings, A 7.1% Jump

YIMBY’s 2019 New Building Report, released this time last year, showed a major jump in applications from 2017 into 2018, with new residential units filed with the Department of Buildings rising from 20,393 to 34,039. YIMBY’s 2020 New Construction Report shows that citywide gains continued into 2019, with total units filed increasing to 36,467, a jump of 2,428 or 7.1%. 58 West 39th Street, aka H Hotel W39, Begins Ascent in Midtown

Construction is now above street level at 58 West 39th Street, aka H Hotel W39, in Midtown. Designed by Peter F. Poon Architect and developed by Wei Hong Hu of H Hotel LLC, the 29-story structure is rising from a narrow plot below Bryant Park between Fifth and Sixth Avenue.

368 Third Avenue Approaching Final Residential Floors in Kips Bay

Construction has reached the final floors of 368 Third Avenue in the Manhattan neighborhood of Kips Bay. The 388-foot-tall reinforced concrete structure has risen rapidly since mid-June, when excavation was still underway. Designed by SLCE Architects and developed by Minrav Development, the 35-story, 145,000-square-foot building will house 100 apartments for an average of 1,100 square feet apiece.

Though no longer the pinnacle of New York, the Art Deco masterpiece’s Olympian mass still cuts an uncontested figure in the popular imagination as a symbol of the city and is an enduring emblem of human might and ingenuity. Today, as the supertall enters its tenth decade, it welcomes visitors with a fresh new face, the product of a four-year, $165 million renovation to improve the experience for the 10,000-odd guests that stream through its doors each day.

Central Park Tower’s Glass Curtain Wall Nears Completion in Midtown

Taking the number-one spot in our annual construction countdown is the 1,550-foot-tall Central Park Tower, aka 217 West 57th Street, the tallest building by roof level in New York City and the entire western hemisphere, as well as the tallest residential building in the world. Work on the glass curtain wall is approaching the parapet of the slender reinforced concrete superstructure, which rises 99 stories above 57th Street, aka Billionaires’ Row. The project is designed by Adrian Smith + Gordon Gill and developed by Extell, which is expecting a $4 billion sellout on the tower’s 179 residences. A 320,000-square-foot Nordstrom flagship occupies the base of the building.

111 West 57th Street’s Terracotta Envelope Reaches Steel Crown in Midtown

The terracotta and bronze façade has reached the bottom of the steel crown of SHoP Architects‘ 111 West 57th Street, the second-tallest project in YIMBY’s construction countdown. Developed by JDS Development, Property Markets Group, and Spruce Capital Partners, the 1,428-foot-tall residential skyscraper features a height-to-width ratio of 24:1, making it the most slender building in the world. A total of 46 condominiums will be created and marketed by Douglas Elliman. Studio Sofield is the interior designer.

One Vanderbilt Progresses Toward August 2020 Opening in Midtown East

Work is moving along steadily on Kohn Pedersen Fox’s One Vanderbilt, number three in YIMBY’s countdown of the tallest buildings under construction in the city. Developed by SL Green, the 77-story, 1,401-foot-tall commercial office skyscraper is tallest structure in Midtown East and the tallest project realized so far in the Midtown East rezoning initiative. TD Bank is signed on as the anchor tenant of the 1.75-million-square-foot property, which is due to open in August of 2020.

128 East 28th Street Nears Topping Out in NoMad

Workers are forming the last floors of an eight-story, ten-unit building at 128 East 28th Street in NoMad. The low-rise residential building made quick progress since YIMBY checked in on the site in June, when excavation was still ongoing. TRA Studio is the designer and Sinha Development is the developer of the 80-foot-tall, 21,038-square-foot project.

The Edge at 30 Hudson Yards Prepares for March 2020 Opening

Work is wrapping up on The Edge observation deck at 30 Hudson Yards in preparation for a March 11, 2020 opening date. Cantilevering 80 feet out above Tenth Avenue at an elevation of 1,131 feet, The Edge is the highest outdoor observation deck in the Western Hemisphere. The platform protrudes from the sloped eastern elevation of the Kohn Pedersen Fox-designed commercial office building, which at 1,296 feet tall comes in at number four in our countdown of the tallest buildings being constructed in New York City. Related Companies and Oxford Properties Group are the developers of the supertall, which is also the tallest structure in first phase of Hudson Yards.

150 West 48th Street in Midtown, Manhattan

Permits Filed for 150 West 48th Street in Midtown

Permits have been filed for a 34-story hotel building at 150 West 48th Street in Midtown, Manhattan. Located between Sixth Avenue and Seventh Avenue, the lot is steps from the 47-50 Streets Rockefeller Center subway station, serviced by the B, D, F, and M trains and the 49th Street station, serviced by the N, R, and W trains. Hotel developer Sam Chang of McSam Hotel Group is listed as the owner behind the applications, after paying $140 million to purchase the property earlier this year.
