East Midtown Greenway Progresses Along The Sutton Bay Waterfront In Midtown, Manhattan

Construction is ongoing on the first phase of the $100 million East Midtown Greenway, a three-segment reimagining of the East Midtown Waterfront esplanade in Sutton Place between East 38th to East 61st Streets. Photographs below focus on the northernmost part of the scheme, which will span between East 53rd and East 61st Streets in Midtown, Manhattan. This part will include a new park entrance at East 60th Street, a pedestrian bridge, and the revamping of Andrew Haswell Green Park and the Alice Aycock Pavilion. The overall master plan aims to create new green space for pedestrian and bicyclists and provide safer access to the eastern edge of the island, which had been largely impeded by the FDR Drive.

One High Line Resumes Exterior Work at 76 Eleventh Avenue in Chelsea, Manhattan

Exterior work has resumed on One High Line, a pair of 26- and 36-story mixed-use towers at 76 Eleventh Avenue in the Midtown, Manhattan neighborhood of Chelsea. Designed by Bjarke Ingels Group and developed by Witkoff Group, the 900,000-square-foot complex will yield 236 condominium units, 137 hotel rooms, 85,000 square feet of retail space, and a public plaza. Steve Witkoff purchased the property, formerly known as The XI, in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital to complete the stalled project. Gilles & Boissier and Gabellini Sheppard Associates are the interior designers and Corcoran Sunshine Marketing Group is handling sales and marketing for the High Line-adjacent property, which is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Extell Development Company has revealed the Central Park Club, the world’s highest private dining and entertainment club over 1,000 feet above Billionaires’ Row in the Central Park Tower, a 131-story residential supertall at 217 West 57th Street in Midtown. Designed by Rottet Studio, the club spans around 50,000 square feet across three stories, peaking at floor 100.

Exterior work is wrapping up on Sutton Tower, a 67-story residential skyscraper at 430 East 58th Street in the Sutton Place section of Midtown East. Designed by Thomas Juul-Hansen and Stephen B. Jacobs Group and developed by Gamma Real Estate and JVP Management, the 848-foot-tall reinforced concrete structure will yield 125 condominium units and a wide range of residential amenities. Corcoran Sunshine Marketing Group is handling sales and marketing for the property, which is alternately addressed as 3 Sutton Place and is located between Sutton Place South and First Avenue. Residences will be priced from approximately $2.5 million for a one-bedroom to $18 million for a full-floor unit.

Construction is complete on The West, a 12-story mixed-use building at 547 West 47th Street in Hell’s Kitchen. Designed by Concrete and StoneCycling and developed by CB Developers, SK Development, and Ironstate Development, the 201,000-square-foot structure yields 219 residential units ranging from studio to two-bedroom layouts as well as a 40,000-square-foot ground-floor Cadillac dealership. Corcoran Sunshine Marketing Group is handling sales and marketing, and CM & Associates Construction Management served as the general contractor for the property, which is bound by Eleventh Avenue to the west, West 47th Street to the south, and West 48th Street to the north.
