East Midtown Greenway Progresses Along The Sutton Bay Waterfront In Midtown, Manhattan

Construction is ongoing on the first phase of the $100 million East Midtown Greenway, a three-segment reimagining of the East Midtown Waterfront esplanade in Sutton Place between East 38th to East 61st Streets. Photographs below focus on the northernmost part of the scheme, which will span between East 53rd and East 61st Streets in Midtown, Manhattan. This part will include a new park entrance at East 60th Street, a pedestrian bridge, and the revamping of Andrew Haswell Green Park and the Alice Aycock Pavilion. The overall master plan aims to create new green space for pedestrian and bicyclists and provide safer access to the eastern edge of the island, which had been largely impeded by the FDR Drive.

One High Line Resumes Exterior Work at 76 Eleventh Avenue in Chelsea, Manhattan

Exterior work has resumed on One High Line, a pair of 26- and 36-story mixed-use towers at 76 Eleventh Avenue in the Midtown, Manhattan neighborhood of Chelsea. Designed by Bjarke Ingels Group and developed by Witkoff Group, the 900,000-square-foot complex will yield 236 condominium units, 137 hotel rooms, 85,000 square feet of retail space, and a public plaza. Steve Witkoff purchased the property, formerly known as The XI, in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital to complete the stalled project. Gilles & Boissier and Gabellini Sheppard Associates are the interior designers and Corcoran Sunshine Marketing Group is handling sales and marketing for the High Line-adjacent property, which is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Extell Reveals Central Park Club, World’s Highest Private Club, at Central Park Tower in Midtown, Manhattan

Extell Development Company has revealed the Central Park Club, the world’s highest private dining and entertainment club over 1,000 feet above Billionaires’ Row in the Central Park Tower, a 131-story residential supertall at 217 West 57th Street in Midtown. Designed by Rottet Studio, the club spans around 50,000 square feet across three stories, peaking at floor 100.

Sutton Tower’s Exterior Nears Completion at 430 East 58th Street in Sutton Place, Manhattan

Exterior work is wrapping up on Sutton Tower, a 67-story residential skyscraper at 430 East 58th Street in the Sutton Place section of Midtown East. Designed by Thomas Juul-Hansen and Stephen B. Jacobs Group and developed by Gamma Real Estate and JVP Management, the 848-foot-tall reinforced concrete structure will yield 125 condominium units and a wide range of residential amenities. Corcoran Sunshine Marketing Group is handling sales and marketing for the property, which is alternately addressed as 3 Sutton Place and is located between Sutton Place South and First Avenue. Residences will be priced from approximately $2.5 million for a one-bedroom to $18 million for a full-floor unit.

The West Completes Construction at 547 West 47th Street in Hell’s Kitchen, Manhattan

Construction is complete on The West, a 12-story mixed-use building at 547 West 47th Street in Hell’s Kitchen. Designed by Concrete and StoneCycling and developed by CB Developers, SK Development, and Ironstate Development, the 201,000-square-foot structure yields 219 residential units ranging from studio to two-bedroom layouts as well as a 40,000-square-foot ground-floor Cadillac dealership. Corcoran Sunshine Marketing Group is handling sales and marketing, and CM & Associates Construction Management served as the general contractor for the property, which is bound by Eleventh Avenue to the west, West 47th Street to the south, and West 48th Street to the north.

The Rudin Family Secures $415M Refinancing Package to Renovate 3 Times Square Office Tower in Midtown Manhattan

The Rudin Family has closed on a $415 million refinancing deal to complete a multi million-dollar capital improvement program at 3 Times Square in Midtown, Manhattan. Often referred to as the Thomson Reuters Building, the scope of work includes the creation of a new three-story lobby, touchless entry and elevator systems, upgraded elevator cabs, and a new amenity deck on the 16th floor.

Work Continues on Mandarin Oriental Residences Fifth Avenue at 685 Fifth Avenue in Midtown, Manhattan

Work is continuing to progress on the Mandarin Oriental Residences Fifth Avenue, a 29-story building at 685 Fifth Avenue in Midtown and the first east coast residential-only property from the prestigious hotel brand. Designed by Marin Architects and developed by SHVO in partnership with Deutsche Finance, the $135 million project involves the construction of a ten-floor addition above a former commercial structure and the conversion of 100,000 square feet of office space, creating a total of 69 fully furnished turnkey condominium residences managed by Mandarin Oriental Hotel Group and marketed by Douglas Elliman Development Marketing. The Rinaldi Group of New York is the general contractor for the property, which is located between East 53rd and East 54th Streets. The Fifth Avenue retail frontage is marketed by Brookfield Properties.

30 West 39th Street’s Exterior Progress Continues in Midtown, Manhattan

Work is continuing on 30 West 39th Street, a 27-story hotel tower in Midtown, Manhattan. Designed by Peter Poon Architects and developed by Fortuna Realty, the 323-foot-tall structure will yield 330 guest rooms spread across 133,500 square feet. Leeding Builders Group is the general contractor for the property, which is located between Fifth and Sixth Avenues, just one block south of Bryant Park.

Demolition, Excavation Continue for Extell’s Potential Supertall at 570 Fifth Avenue in Midtown, Manhattan

Demolition is progressing at 570 Fifth Avenue, the site of a potential supertall skyscraper in Midtown, Manhattan. Developed by Extell, the tower could reach an architectural height of 1,100 feet tall with 78 stories in a 1,462,174-square-foot mixed-use hotel and residential scheme. As an office tower, the building would stand 860 feet tall with 47 stories and 1,543,759 square feet. 46/47 Owner LLC is the owner and ALBA Services is the general contractor for the property, which is located at the corner of West 46th Street and Fifth Avenue.

2 Bryant Park’s Renovation Nears Completion in Midtown, Manhattan

Work is wrapping up on Two Bryant Park, a 15-story commercial building at 1100 Avenue of the Americas in Midtown, Manhattan. Designed by MdeAS Architects and developed by Brookfield Properties in [partnership with The Swig Company, the project involves the replacement of the dark mid-century façade with a modern glass curtain wall, renovation of the building’s 386,190 square feet of interiors, and a revamped public plaza. AECOM Tishman is the general contractor for the property, which is located on Sixth Avenue between West 42nd and 43rd Streets, directly across from Bryant Park.
