341 Ninth Avenue’s Green Roof Takes Shape in West Chelsea, Manhattan

Work continues to unfold on Manhattan’s largest outdoor roof deck at 341 Ninth Avenue, a ten-story office building in West Chelsea. Tishman Speyer is working with the United States Post Office to redevelop the 2.2 million-square-foot Art Deco-style structure, known as the Morgan North Postal Facility, converting the upper floors into 650,000 square feet of modern office space with a 2.5-acre green roof. The property will also yield 5,000 square feet of ground-floor retail space facing Ninth Avenue. CBRE represented USPS in prior negotiations with Tishman Speyer for the Midtown, Manhattan project, which occupies the full block from Ninth to Tenth Avenues and West 29th to West 30th Streets. Urban Atelier Group is the general contractor for the project.

First Official Renderings Revealed for JPMorgan’s 1,388-Foot Headquarters at 270 Park Avenue in Midtown East, Manhattan

Foster + Partners has been announced as the architect for JPMorgan Chase‘s 60-story supertall headquarters at 270 Park Avenue, and has released the first batch of official renderings for the Midtown East project. The 1,388-foot-tall office skyscraper is currently under construction and will yield 2.5 million square feet of flexible and collaborative space, and will become the tallest building in New York City to be fully powered by a New York State hydroelectric power plant, operating with net-zero emissions. The massive structure is rising on a full-block site bound by Park Avenue to the east, Madison Avenue to the west, East 47th Street to the south, and East 48th Street to the north.

660 Fifth Avenue’s Re-Cladding Nears Completion in Midtown, Manhattan

Curtain wall installation is nearing the parapet of 660 Fifth Avenue, a 39-story commercial tower undergoing modernization in Midtown. Designed by Kohn Pedersen Fox and developed by Brookfield Properties, the project involves interior renovations and the full re-cladding of the 64-year-old structure, which will yield 1.25 million square feet of office space and is expected to achieve LEED Gold certification. Turner Construction Company is the general contractor for the property, which is located along Fifth Avenue between West 52nd and 53rd Streets and was formerly addressed as 666 Fifth Avenue.

Waldorf Astoria Renovation and Partial Residential Conversion Progresses in Midtown East, Manhattan

Work continues to progress on the renovation and partial residential conversion of the Waldorf Astoria at 305 Park Avenue in Midtown East. Developed by Andrew Miller of Dajia US, the project is dubbed “The Towers of the Waldorf Astoria” and will yield 375 residences designed by Skidmore Owings & Merrill and Jean-Louis Deniot that range from studios to sprawling penthouses, as well as an extensive amenity offering. Douglas Elliman Development Marketing is handling sales and marketing of the units, Suffolk Construction Corporation is the general contractor, Pierre-Yves Rochon is in charge of the revamped hotel interiors, and Simon de Pury is the residential art curator for the 625-foot-tall Art Deco landmark, which occupies a full city block bound by Park Avenue to the west, East 49th Street to the south, East 50th Street to the north, and Lexington Avenue to the east.
