380 4th Avenue’s Exterior Takes Shape in Gowanus, Brooklyn

Exterior work is progressing on 380 4th Avenue, a 17-story residential building in Gowanus, Brooklyn. Designed by GF55 Architects and developed by Quinlan Development Group LLC, the 175-foot-tall structure will span 211,650 square feet and yield 197 rental units with an average scope of 830 square feet, as well as 6,030 square feet of ground-floor commercial space, a cellar level, a 40-foot-long rear yard, and 30 enclosed parking spaces. Fifty of the units will be designated as affordable housing. The $78 million project is located between 3rd and 6th Streets.

Construction has topped out on 319-321 West 38th Street, a 26-story Best Western Hotel in Midtown, Manhattan. Designed by Gene Kaufman Architect and developed by 319 West 38th Steel LP, the 250-foot-tall structure will span 44,200 square feet with an undisclosed number of hotel rooms and a collection of amenities. The property stands on two adjoining interior plots between Eighth and Ninth Avenues.

Demolition continues at 12 West 57th Street, the site of a proposed 52-story, 672-foot-tall residential skyscraper in Midtown, Manhattan. Designed by Skidmore, Owings, & Merrill and developed by Sheldon Solow of Solow Management Corp., who filed permits for the ground-up project in 2019, the tower will rise along Billionaires’ Row between Fifth and Sixth Avenues and West 56th and 57th Streets. The tower will rise on an assemblage formerly occupied by multiple low- and mid-rise buildings between 10 and 20 West 57th Street.

The Browning School’s Expansion Tops Out at 337 East 64th Street on Manhattan’s Upper East Side

Construction has topped out on The Browning School’s campus expansion at 337 West 64th Street in the Lenox Hill section of Manhattan’s Upper East Side. Designed by S9 Architecture, the project involves the conversion and augmentation of a former parking garage and will yield 47,000 square feet for the K-12 college preparatory school for boys that currently operates out of several buildings between Park and Madison Avenues in addition to its main facility at 52 East 62nd Street. Plans call for the entire high school division to be moved to the new 83-foot-tall building, which will contain 13 new classrooms, four stories of offices, a library and cafeteria in the cellar, and an upper-floor gymnasium. The property will also feature a green roof and a rear yard. The development is located between First and Second Avenues.

The property is alternately addressed as 305 First Avenue and is located at the corner of East 18th Street and First Avenue, directly across from Stuyvesant Town.
