Construction is wrapping up on Throop Corners, a nine-story all-affordable residential building at 88 Throop Avenue in the Broadway Triangle section of South Williamsburg, Brooklyn. Designed by Marvel and developed and built by Mega Contracting in a joint collaboration with St. Nicks Alliance, RiseBoro Community Partnership, Southside United Housing Development Fund Corporation-Los Sures, and Unified Neighborhood Partners, the structure will yield 140 affordable housing units in studio to four-bedroom layouts along with a 6,400-square-foot workforce development center operated by St. Nicks Alliance on the ground floor. The building stands on a 27,000-square-foot property bound by Throop Avenue to the northeast, Gerry Street to the northwest, and Bartlett Street to the southeast.

Construction is drawing to a close on 89 Throop Avenue, a five-story mixed-use residential and religious building in the Broadway Triangle section of South Williamsburg, Brooklyn. Designed by S. Wieder Architect and developed by Chaim Deutsch, the 55-foot-tall structure will span 30,344 square feet and yield 24 rental units with an average scope of 870 square feet, as well as 9,444 square feet of community facility space, a cellar level, 12 open parking spaces, and 12 enclosed parking spaces. The property is located at the intersection of Bartlett Street and Throop Avenue and was formerly occupied by two low-rise commercial buildings.

Construction has topped out on 63 Stockholm Street, a four-story all-affordable residential building in Bushwick, Brooklyn. Designed by STAT Architecture and developed by RiseBoro Community Partnership and St. Nicks Alliance under the Bushwick Alliance LLC, the 20,111-square-foot structure will yield 20 rental units, a cellar level with bike storage, and a rooftop covered with a photovoltaic canopy. The $10 million project is located on a formerly vacant interior lot between Central and Evergreen Avenues.

South Battery Park City Resiliency Project Progresses in Lower Manhattan

Work is continuing to progress on the South Battery Park City Resiliency Project (SBCRP), an integrated coastal flood risk management system at the southern tip of Battery Park City, Manhattan. Designed by architect and engineer AECOM and developed in a collaboration with the Battery Park City Authority, the $296 million project involves the creation of an elevated, landscaped waterfront esplanade spanning from the Museum of Jewish Heritage to Pier A Plaza, as well as the reconstruction of the Wagner Park Pavilion with a new design by Thomas Phifer and Partners. AECOM-Tishman is building the SBPCR, which is one component of the 3.5-mile-long Lower Manhattan Coastal Resiliency (LMCR) master plan, which is engineered to reduce the risk of flood damage from sea level rise and storm surges from events like Hurricane Sandy. Hugh L. Carey Battery Park City Authority is the owner of the property, which is addressed on permits as 20 Battery Place.

Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties under the 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. Cauldwell Wingate served as the general contractor for the property, which is alternately addressed as 27-10 44th Drive and is bound by 44th Drive to the northeast, Jackson Avenue to the northwest, and Thomson Avenue to the west and south.
