Construction is approaching the finish line on Arris Grand, a nine-story residential building at 445 Grand Avenue in Clinton Hill, Brooklyn. Designed by Fogarty Finger Architects and developed by Ranger Properties, the 110-foot-tall structure spans 120,809 square feet and will yield 113 market-rate and affordable rental units, 7,652 square feet of ground-floor commercial space, and a 4,362-square-foot community center for the Seventh Day Adventist Church. KD Sagamore Capital is listed as the owner, Corcoran New Development is the exclusive marketing and leasing agent, and Titanium Construction Services is the general contractor for the property, which is located at the corner of Grand Avenue and Fulton Street.

Exterior work is wrapping up on 374 Classon Avenue, a four-story residential building in Clinton Hill, Brooklyn. Designed by Saleh & Associates and developed by Arie Bar Chaim of Brooklyn AZ Inc., the 50-foot-tall structure spans 5,898 square feet and yields seven rental units with an average scope of 842 square feet, a 37-foot-long rear yard, and one enclosed parking space. Brooklyn AZ Inc. 289 also served as the general contractor for the property, which is located by the corner of Classon and Greene Avenues.

118-124 Tenth Avenue Awaits Construction Activity in Chelsea, Manhattan

Rounding out our Turkey Week rundown of stalled and on-hold projects in New York City is 118-124 Tenth Avenue, a planned ten-story commercial building in Chelsea, Manhattan. Initially developed by Real Estate Equities Corporation (REEC), which acquired the adjacent properties at 118 and 124 Tenth Avenue for $21 million in 2017, the project was expected to yield 100,000 square feet of office and ground-floor retail space. REEC completed demolition of the former low-rise occupants of the parcel, but progress stalled shortly thereafter. Signs posted on site indicate that GDSNY has taken over as developer and the building’s scope has been expanded to 155,000 square feet. The signs also list Triton Construction as the general contractor for the project, which is located along Tenth Avenue between West 17th and West 18th Streets, across from the High Line.

Work Remains Stalled on KPF-Designed Skyscraper at 3 West 29th Street in NoMad, Manhattan

At number five on our Turkey Week rundown of stalled and on-hold projects is 3 West 29th Street, a planned 34-story skyscraper in NoMad. Originally designed by Bjarke Ingels Group and developed by HFZ Capital Group, the 551-foot-tall structure, dubbed “29th & 5th,” was expected to yield 600,000 square feet of office space, but work shut down after HFZ defaulted on the project. Vanbarton Group purchased the development in the ensuing foreclosure sale and retained Kohn Pedersen Fox to redesign the building, but progress has yet to materialize. The through-block property is located between Fifth and Sixth Avenues adjacent to Marble Collegiate Church, and extends north to West 30th Street.

540 West 21st Street Remains Stalled in Chelsea, Manhattan

The fourth entry on our Turkey Week rundown of stalled projects is 540 West 21st Street, a 20-story mixed-use building in Chelsea, Manhattan. Designed by Adamson Associates and originally developed by Casco Development Corp. under the 540 West 21st Street LLC, the 250-foot-tall structure was planned to yield 34 condominium units with an average scope of 3,370 square feet, as well as 43,510 square feet of commercial space. Suffolk Construction Company was the contractor for the project, which is located at the corner of West 21st Street and Eleventh Avenue, directly across from Hudson River Park.
