304 Water Street’s Expansion Tops Out in Vinegar Hill, Brooklyn

Construction has topped out on 304 Water Street in Vinegar Hill, Brooklyn, where a two-story industrial structure is being expanded into a six-story residential building. Yatziv Corp. is the general contractor for the property, which was acquired by 304 Water LLC for $1.85 million in a deal brokered by Investment Property Realty Group. The 1,900-square-foot plot is located between Hudson Avenue to the east and Gold Street to the west.

1 Park Row Surpasses Halfway Mark in Manhattan’s Financial District

Construction is nearing topping out on 1 Park Row, a 23-story mixed-use building in Lower Manhattan’s Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Parkview Financial in 2021, the 305-foot-tall structure will yield 103,000 square feet with 58 condominium units in one- to three-bedroom layouts, along with 19,000 square feet of office and retail space on the lower levels. Cauldwell Wingate is the general contractor and 1 Park Row Development LLC is the owner of the property, which is located at the intersection of Park Row and Ann Street.

FÖRENA Completes Construction at 540 Sixth Avenue in Chelsea, Manhattan

Construction is complete on FÖRENA, a 12-story residential building at 540 Sixth Avenue in Chelsea. Designed by Morris Adjmi Architects and developed by Landsea Homes and DNA Development, the 80,000-square-foot structure contains 50 condominium units in one- to three-bedroom layouts with pricing starting at $1.575 million, and ground-floor retail space. Fredrik Eklund and John Gomes of The Eklund Gomes Team and The Tuinstra-Davis Team at Douglas Elliman are leading sales and marketing for the property, which was built by Ryder Construction at the corner of West 14th Street and Sixth Avenue on the border with Greenwich Village.

Ruby Two-Building Development Wraps Up at 243 West 28th Street in Chelsea, Manhattan

Construction is finishing up on Ruby, a pair of 22-story residential buildings at 243 West 28th Street in Chelsea. Designed by COOKFOX and developed by MAG Partners, Atalaya, Safanad, and Qualitas, the 400,000-square-foot project will yield 480 rental units with 144 reserved for low- and middle-income households, as well as 8,500 square feet of ground-floor retail space. Douglas Elliman Development Marketing is in charge of leasing and marketing and Urban Atelier Group is the general contractor for the property, which is located on a through-block parcel between Seventh and Eighth Avenues with frontage on both West 28th and 29th Streets.

Curtain wall installation has begun on 200 East 20th Street, a 19-story residential building in Gramercy Park, Manhattan. Designed by CetraRuddy and developed by Glacier Global Partners, the 210-foot-tall structure will yield 82,800 square feet with 52 condominium units spread across 65,500 square feet and 2,730 square feet of retail space. CM & Associates Construction Management is the general contractor for the property, which is located at the southeast corner of East 20th Street and Third Avenue.

Excavation Continues at 182-186 Spring Street in Soho, Manhattan

Excavation is progressing at 182-186 Spring Street, the site of a seven-story residential building in Soho, Manhattan. Designed by Selldorf Architects and developed by Spring Street Owner LLC, the structure will span 25,000 square feet with nine condominium units, 2,700 square feet of commercial space for up to three tenants, and 1,400 square feet for community facilities. CM & Associates is the general contractor for the property, which is alternately addressed as 83 Thompson Street and located in the Sullivan-Thompson Historic District at the corner of Spring and Thompson Streets.

1 Park Point’s Façade Takes Shape in Windsor Terrace, Brooklyn

Construction is quickly taking shape on 1 Park Point, a 13-story residential building in Windsor Terrace, Brooklyn. Designed by FXCollaborative and developed by JEMB Realty, the 145-foot-tall structure will span 395,726 square feet and yield 375 rental units with an average scope of 798 square feet, as well as 5,388 square feet of retail space, 18,850 square feet for community space, a cellar level, and 106 enclosed parking spaces. Pavarini McGovern is the general contractor for the property, which was formerly addressed as 11 Ocean Parkway, is located on Machate Circle at the southwestern corner of Prospect Park, and bound by Ocean Parkway, Coney Island Avenue, and Caton Place.

Construction is progressing on 57 Caton Place, a nine-story residential building in Windsor Terrace, Brooklyn. Designed by Gene Kaufman Architect and developed by an Aview Equities affiliate, the 95-foot-tall structure will span 130,569 square feet and yield 131 apartments with 14 studios, 55 one-bedrooms, 57 two-bedrooms, and five three-bedroom units, as well as 12,990 square feet of retail space and 74 below-grade parking spaces. Jun’s Construction is the general contractor for the property, which is alternately addressed as 23 Ocean Parkway and bound by Ocean Parkway to the north and Caton Place to the south.

The Frick Collection’s Expansion Continues to Take Shape at 1 East 70th Street on Manhattan’s Upper East Side

Work is progressing on the renovation and expansion of The Frick Collection, an 88-year-old art museum at 1 East 70th Street on Manhattan’s Upper East Side. Designed by Annabelle Selldorf of Selldorf Architects with Beyer Blinder Belle as the architect of record, the $160 million project involves the construction of a seven-story extension that will increase the historic institution’s footprint by 18,000 square feet to 197,000 square feet, as well as the renovation of the existing structure that will improve its infrastructure and accessibility. Sciame Construction is the general contractor for the undertaking, which broke ground in May 2021 after gaining approval from the Landmarks Preservation Commission. The Frick Collection is bound by East 71st Street to the north, East 70th Street to the south, and Fifth Avenue and Central Park to the west.

Anagram’s Façade Nears Completion at 1 West 60th Street on Manhattan’s Upper West Side

Exterior work continues to progress on Anagram, a 25-story residential tower at 1 West 60th Street on Manhattan’s Upper West Side. Designed by INC Architecture & Design with SLCE Architects as the architect of record and developed by Global Holdings Management Group, the 281-foot-tall structure will span 180,813 square feet and yield 123 market-rate and affordable housing units with interiors by The Setting, as well as 20,000 square feet of retail space on the first two levels. Pavarini McGovern is the general contractor and DeSimone Consulting Engineers is the façade consultant for the property, which is alternatively addressed as 1841 Broadway and located at the corner of Broadway and West 60th Street, just north of Columbus Circle and the southwest corner of Central Park.
