La Vita’s Exterior Takes Shape at 133-25 37th Avenue in Flushing, Queens

Exterior work is progressing on La Vita, a 16-story residential and hotel complex at 133-25 37th Avenue in Flushing, Queens. FXCollaborative is the design architect, Raymond Chan Architect is serving as the architecture of record, and Gary Tsan under the 37 Richouse LLC is the developer of the 198-foot-tall structure, which will span 263,151 square feet and yield 150 condominium units in studio to three-bedroom layouts, as well as 202 hotel rooms, 23,000 square feet of ground-floor and below-grade retail space, and 300 parking spaces. The property stands on a nearly 1-acre interior lot bound by 36th Road to the north, 37th Avenue to the south, and a construction project at 133-09 37th Avenue to the west.

Demolition Finishes for Forthcoming 450-Unit High-Rise at 275 Flatbush Avenue Extension in Downtown Brooklyn

Demolition has concluded at 275 Flatbush Avenue Extension, the site of a forthcoming five-tower, 450-unit residential complex in Downtown Brooklyn. Designed by J Frankl Architects and developed by Jacob Kohn of The Jay Group, the conjoined structures are planned to stand 27 stories and 293 feet tall, each with 90 units and two cellar levels. The developer purchased six adjacent lots for $75 million from Pearl Realty Management to form a 39,000-square-foot assemblage at the corner of Flatbush Avenue Extension and Willoughby Street. The deal also included $12.5 million of air rights transferred by the nearby 147 Pearl Street.

Work is underway at 738 Greenwich Street, a conversion of a parking garage into a five-story condominium building in Manhattan’s West Village. Designed by by Leroy Street Studio with Ismael Leyva Architects as the architect of record and developed by Donnchadh Malone of Alf Naman Development, the project involves the partial demolition of a four-story parking structure built in 1931 and expansion into a 79-foot tall building spanning 39,520 square feet. The property will yield seven units with an average scope of 5,448 square feet, as well as 1,383 square feet of commercial space, a cellar level, and three enclosed parking spaces. The project is located at the corner of Greenwich and Perry Streets.

Demolition is complete at 430 West 37th Street, the site of a forthcoming 11-story residential building in Hell’s Kitchen, Manhattan. Designed by Archimaera Architecture and developed by ZD Jasper, the 120-foot-tall structure will span 128,331 square feet and yield 128 rental units with an average scope of 924 square feet, as well as 9,584 square feet of commercial space, 455 square feet of community space, and two cellar levels. The property is located on a through-block lot between Ninth and Tenth Avenues, directly west of the exit lanes from the Lincoln Tunnel to Dyer Avenue.

Redeemer East Side Wraps Up Construction at 150 Eat 91st Street on Manhattan’s Upper East Side

Construction is finishing up on Redeemer East Side, a 12-story mixed-use facility for the Redeemer Presbyterian Church at 150 East 91st Street in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by STUDIOS Architecture, the 170-foot-tall structure features a fellowship hall with a capacity of 300, a 600-seat auditorium for worship and gatherings, 17 classrooms, and a catering kitchen. The Presbyterian organization acquired the property for $29.5 million in 2020 and will relocate to the new facility from its current address at 112 East 75th Street. The development is situated on a 50-foot-wide interior lot between Lexington and Third Avenues.
