Below-grade work is in full swing at 11-36 45th Road, the site of a seven-story mixed-use building in Long Island City, Queens. Designed by Raymond Chan Architect and developed by George Jiapeng Xu of Century Development Group, the 75-foot-tall structure will span 103,481 square feet and yield 119 rental units with an average scope of 676 square feet, as well as 22,965 square feet of community facility space and 52 enclosed parking spaces in the cellar level. Century Construction Group Corp. is the general contractor for the property, which is bound by 45th Road to the north, 46th Avenue to the south, and 21st Street to the east.

Developed and built by The Vorea Group under the Borden Ave Opportunity Zone Business LLC, the 56,000-square-foot structure will feature New York City’s first iFLY indoor skydiving facility and a separate commercial space. The plot spans nearly half an acre by the three-way intersection of Borden Avenue, Vernon Boulevard, and Jackson Avenue.

Designed by Hill West Architects with Whitehall Interiors as the interior designer and Madison Realty Capital as the developer, the 400,000-square-foot structure will yield 471 units with 143 designated for affordable housing, as well as 189 on-site parking spaces and a potential grocery store. Omnibuild is the general contractor for the property, which was formerly addressed as 14 Clay Street and is bound by the confluence of Commercial and Clay Streets to the north, Dupont Street to the south, and Franklin Street to the west.

Construction has topped out on 350 West 44th Street, a seven-story residential building in Hell’s Kitchen, Manhattan. Designed by Z Architecture and developed by Yevgeniy Lvovskiy of ZHL Group under the 350 West 44th LLC, the 66-foot-tall structure will span 31,497 square feet and yield 29 condominium units with an average scope of 964 square feet, as well as 3,518 square feet of commercial space, a cellar level, and a 30-foot-long rear yard. YM Pro Corp. is the general contractor for the property, which is located on an interior lot between Eighth and Ninth Avenues, directly south of McCaffrey Playground.

46-30 21st Street Tops Out in Long Island City, Queens

Construction has topped out on 46-30 21st Street, a nine-story residential building in the Hunters Point section of Long Island City, Queens. Designed by Lu Ning Architecture and developed by Chris Xu of United Construction and Development Group under the 21st Street Development LLC, the 95-foot-tall structure will yield 71 units, ground-floor commercial space, and a 23-vehicle parking garage in the cellar. The developer acquired the property for $13 million in 2020 and demolished the two-story warehouse building that occupied it. Century Construction Group Corp. is the general contractor for the project, which is located at the intersection of 21st Street and 46th Road.
