Renderings Revealed of 19-Story, 130-Unit Mixed-Use Building Planned at 321 Wythe Avenue, Williamsburg

Renderings have now surfaced of the 19-story, 130-unit mixed-use tower planned at 321 Wythe Avenue, located just three blocks in from the East River in Williamsburg, as per a tipster’s tweet on Friday. The renderings are credited to the project’s architect, Nataliya Donskoy’s Brooklyn-based ND Architecture & Design. The structure will encompass 134,995 square feet, according to the latest filings. The second floor will host 5,218 square feet of medical offices, followed by 130 residential units across the fourth through 19th floors. The units should average 759 square feet apiece, indicative of rentals, and amenities will include a 92-car parking garage on the ground floor, storage for 65 bikes, outdoor terraces on the second and third floors, and the rooftop. Watermark Capital Group is the developer and Saints Peter and Paul Catholic Church is the property owner. The church’s existing single-story facility must first be demolished.


65 East 149th Street

City Seeks Affordable Mixed-Use Building for 65 East 149th Street, Lower Concourse

The New York City Economic Development Corporation (NYCEDC) and the Department of Housing Preservation and Development (HPD) have launched a request for expressions of interest (RFEI) for the 158,000-square-foot development site at 65 East 149th Street, located in the South Bronx’s Lower Concourse section. The hope is for a development team to propose a mixed-use building with an assortment of affordable residential units, commercial space, and community facilities, DNAinfo reported. In addition, there will have to be public open space, which will hopefully be in the form of a waterfront esplanade (the site fronts the Harlem River). Infrastructure upgrades are also part of the project. The vacant site is located five blocks from the 149th Street-Grand Concourse stop on the 2 and 5 trains. Responses are due by October 11.



79 Eldridge Street

13-Story, 48-Key Mixed-Use Hotel Project Filed at 79 Eldridge Street, Lower East Side

North Bergen, N.J.-based Nehalkumar Gandhi has filed applications for a 13-story, 48-key hotel at 79 Eldridge Street, on the Lower East Side. The structure will measure 19,279 square feet. The ground floor will host the hotel lobby and a reception area, and hotel rooms will be located through the 12th floor. Individual hotel rooms should average 310 square feet apiece. On the 13th floor, there will be 1,243 square feet of space for a community facility. Amenities include a fitness center and bike storage. Michael Kang’s Flushing-based architectural firm is the architect of record. The filings come after a different developer submitted plans in March for a slightly smaller hotel. That one would have contained 10 stories and 38 hotel rooms. The 25-foot-wide, 2,500-square-foot property is currently vacant.


613 Baltic Street

11-Story, 44-Unit Mixed-Use Condo Building Tops Out At 613 Baltic Street, Park Slope

Since being five stories up roughly two months ago, the 11-story, 44-unit mixed-use building under development at 613 Baltic Street, in northern Park Slope, has now now topped out at 119 feet above street level. The construction progress can be seen thanks to a photo shot by Tectonic. The 83,154-square-foot project is being dubbed Baltic and its residential units will be condominiums. Those currently available come in two- and three-bedroom configurations. The average unit should measure 1,339 square feet. The ground floor will include 3,157 square feet of retail and 2,163 square feet of space for a community center. The known amenities are listed in YIMBY’s previous update. JDS Development Group is the developer, while VOA Architecture is serving as the design architect. Completion is anticipated for 2017.
