Loan Secured For 13-Story, 151-Unit Condo Conversion At 346 Broadway, TriBeCa

YIMBY detailed in November of 2014 the initial Landmarks Preservation Commission (LPC) hearing on the residential conversion of the former New York Life Insurance Company building at 346 Broadway (a.k.a. 108 Leonard Street), in Tribeca. The 13-story, 427,000 square-foot building is an individual and interior landmark, and is listed on the U.S. National Register of Historic Places. A month after the hearing, the LPC approved the changes that would including making the structure’s clock tower part of a penthouse and for the clock to run electronically, the WSJ reported. Last week, according to Commercial Observer, the Peebles Organization and Elad Group landed a $334 million construction loan for the project, which would convert the former office building into 151 condominium units. Additionally, a community facility and retail space will measure 7,210 and 2,200 square feet, respectively. Beyer Blinder Belle is designing the conversion.

Mixed-Use Redevelopment Of Former Police Precinct Planned At 4302 Fourth Avenue, Sunset Park

Over the summer, Yosef Streicher purchased the dilapidated, three-story former police station at 4302 Fourth Avenue, in northern Sunset Park, for $6 million. Now, the owner plans to redevelop the castle-like structure into a community center and a café. According to the Brooklyn Daily, preliminary plans also call for a residential building with 10 units to be built behind the old Precinct on the vacant lot at 364 43rd Street. An architect has not yet been selected, but Ben Herzog is among the front-runners who may eventually design the project. The Brooklyn Daily Eagle has renderings of other designs for the proposed redevelopment, which will eventually have to be approved by the Landmarks Preservation Commission.

Construction Update: Memorial Sloan Kettering’s David H. Koch Center for Cancer Care, Upper East Side

One of the biggest names in cancer care is getting even bigger. The Memorial Sloan Kettering Cancer Center (MSKCC), which has become a large network of centers, both in and outside of New York City, is constructing the David H. Koch Center for Cancer Care on the East Side. Located along the FDR Drive between East 73^rd Street and East 74^th Street, it will not only care for patients, but also have a research element. Thanks to photos from our friend Tectonic, we can see that a fair amount of below-ground work has been accomplished.

32-Story, 384-Unit Mixed-Use Tower Tops Out At 286 Ashland Place, Downtown Brooklyn

YIMBY last checked in on the 32-story, 384-unit mixed-use building under construction at 286 Ashland Place, in Downtown Brooklyn, in November, when it was 24-stories-tall. Two Trees’ tower has now topped out, according to Curbed, and cladding is roughly 20 percent installed. The building will have 21,928 square feet of retail and 45,148 square feet of community space within its base, and of the residential units located above, 76 will be rented at below-market rates. Construction is expected to be finsihed over the summer, and move-ins are scheduled for the fall. TEN Arquitectos is behind the design.

Brooklyn Public Library’s Park Slope Branch To Get New Amphitheater, Plantings, Benches

The Park Slope branch of the Brooklyn Public Library, an individual landmark located at 431 6^th Avenue, will be getting a reading circle and community garden. The Landmarks Preservation Commission approved the plan on Tuesday.

1.2-Million Square-Foot Expansion Of Jacob K. Javits Center Revealed, Far West Side

Gov. Andrew Cuomo has revealed plans to expand the Jacob K. Javits Center, located at 655 West 34th Street on the far West Side, by 1.2 million square feet, Curbed reports. The already enormous convention center sits bound between Eleventh and Twelfth Avenues between West 34th and 39th Streets. With the expansion, the facility would measure 3.3 million square feet in total, 665,000 square feet of which would include brand-new meeting rooms and an exhibition hall. Some of the other additions would be a 58,000 square-foot ballroom, 22,000 square feet of outdoor event space, and a 633,000 square-foot truck garage.

Brooklyn Baptist Chinese Church Planning Six-Story Facility At 913 45th Street, Sunset Park

The Brooklyn Baptist Chinese Church, doing business as Siloam Ministries Inc., has filed applications for a new six-story, 11,512 square-foot church facility at 913 45th Street, in Sunset Park, located two blocks west of the Fort Hamilton Parkway stop on the D train. The building would contain a house of worship on the ground floor, a dining hall and kitchen in the cellar, and five floors of accessory office space. Shiming Tam’s Brooklyn-based architecture firm is the applicant of record. An existing two-story brick building must first be demolished.

11-Story, 49-Unit Mixed-Use Building Tops Out At 285 West 110th Street, Harlem

In December, the 12-story, 48-unit mixed-use building under construction at 285 West 110th Street (a.k.a. 2040 Frederick Douglass Boulevard), in Harlem, was nine stories in height. Today, the structure is topped out, Harlem+Bespoke reports. The building will boast a variety of unit configurations and 10 of the condos will be sold at below market rates. Retail and community facility space will also be located on the cellar, ground, and second floors. Artimus Construction is the developer the building, which is dubbed Circa Central Park, and FXFOWLE Architects is designing it. Completion is slated for 2017.

Salvation Army Plans 11-Story Senior Building in East Harlem, 2306 3rd Avenue

Just before New Year’s Eve, the Salvation Army filed plans for 11 stories of affordable senior housing and community facilities at the corner of East 125th Street and Third Avenue in East Harlem.

Red Hook was severely damaged by flooding during Hurricane Sandy in 2012, and few residential developers have been willing to touch the transit-starved Brooklyn neighborhood. But commercial projects are alive and well among the 19th century warehouses, from Est4te Four’s big office complex to a factory-to-office conversion on Van Brunt Street. Now new building applications have surfaced for a five-story hotel at 411 Van Brunt Street, only a block from the waterfront.
