Plans Approved for Masjid Al-Arapha’s Three-Story Mosque at 88-49 179th Place, Jamaica

The Buildings Department has approved plans for Masjid Al-Arapha to build a three-story, 15,120-square-foot religious facility at 88-49 179th Place, located immeadiately east of downtown Jamaica. The project will measure 15,120 square feet and rise 35 feet in height. It will contain prayer areas on the ground and second floors, followed by classrooms for children ages three through 12 on the third floor. The cellar will contain a kitchen and a 22-car parking garage. Jamil M. Coppin’s Fresh Meadows-based architecture firm is the architect of record. The 80-foot-wide, 8,615-square-foot property is currently vacant. The Jamaica-179th Street stop on the F train is located a block away.

2311 West 7th Street

Three-Story, 18,400-Square-Foot Mixed-Use Commercial Project Filed at 2311 West 7th Street, Gravesend

Brooklyn-based property owner Shun Wu has filed applications for a three-story, 18,427-square-foot mixed-use commercial building at 2311 West 7th Street, in southern Gravesend. The ground floor will host 3,338 square feet of commercial-retail space, followed by 5,228 square feet of medical offices across the second and third floors. A 29-car parking garage will be located on two underground levels. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the architect of record. The irregularly-shaped, 73-foot-wide, 4,410-square-foot plot is currently vacant. The 86th Street stop on the N train and the Avenue X stop on the F train are both two blocks away.

1010 Park Avenue

Foundation Work Underway on 16-Story, 11-Unit Mixed-Use Project at 1010 Park Avenue, Upper East Side

Excavation is complete and foundation work is now underway on a 16-story, 11-unit mixed-use building, technically listed as an expansion of the Park Avenue Christian Church’s five-story rectory. The address is 1010 Park Avenue, between East 84th and 85th streets on the Upper East Side. A photo of the site was posted to Twitter by the church’s neighbor, Regis High School. The project will measure 59,398 square feet and will incorporate some elements of the original rectory’s façade into its facade. The ground floor and two sub-cellar levels will be used by the church, and condominium units, averaging an opulent 5,043 square feet apiece, will take up the floors above. Extell Development Company is the developer and Beyer Blinder Belle is behind the architecture. A construction timeline is not currently known. Since the site sits within the Park Avenue Historic District, the Landmarks Preservation Commission had to approve the project, which happened in January of 2015.

2460 Second Avenue

730-Unit Mixed-Use Project Proposed at 2460 Second Avenue, East Harlem

The New York City Economic Development Corporation (NYCEDC) has released preliminary plans, ahead of a presentation set to be given later in September, to develop a 1.1-million-square-foot mixed-use project at 2460 Second Avenue, in northern East Harlem. The city-owned property, currently a vacant 105,000-square-foot former bus depot, was the site of a church and a slave burial ground during the 17th century, Commercial Observer reported. The redevelopment would include a 15,000-square-foot living memorial and cultural center in honor those who were buried there. The rest of the project could include 730 rental apartments, half of which would rent at below-market rates. In addition, the plan calls for 315,000 square feet of commercial space, including retail and offices, and 30,000 square feet for community facilities. It would be accommodated by a 300-car parking garage and 18,000 square feet of outdoor space. Since the site is city-owned, the project must be approved through the Uniform Land Use Review Procedure (ULURP). Completion is tentatively set for 2022. The block-encompassing site is located between East 126th and 127th streets.
