Two Six-Story, Nine-Unit Mixed-Use Buildings Filed at 30-85 31st Street, Astoria

The Vass Stevens Group has filed applications for two six-story, nine-unit mixed-use buildings at 30-85 – 30-87 31st Street, in central Astoria, located two blocks from the Broadway stop on the N/Q trains. Each will measure 10,249 square feet and will contain 765- and 833-square-foot retail and medical office components, respectively, on the ground and cellar levels. The residential units, located across the second through sixth floors, should average 707 square feet apiece, indicative of rental apartments. The structures will be topped by an outdoor terrace on the roof. Queens-based Gerald J. Caliendo is the architect of record. The 50-foot-wide lot is currently occupied by a two-and-a-half-story, wood-framed house. Demolition permits were filed in December.

Mónica Ponce de León to Design Latest Expansion of Bronx Museum of the Arts, 1040 Grand Concourse, South Bronx

The Bronx Museum of the Arts, located at 1040 Grand Concourse, on the corner of East 165th Street in the South Bronx, is planning a $25 million overhaul and expansion of their 36,000-square-foot facility. The expansion will include more exhibition space and a “glassed-in” area for educational and community programing, the New York Times reports. Venezuelan-American architect Mónica Ponce de León, head of MPdL Studio, will be responsible for the design of the expansion. The museum will remain open during the construction. The first phase is expected to be complete by 2020. The city has already contributed roughly $7 million to the project.

Complete Models Revealed of 22-Story, 52-Unit Mixed-Use Tower Planned at 21 East 12th Street, Greenwich Village

Back in March of 2016, YIMBY brought you the first renderings of the 22-story, 52-unit mixed-use building planned at 21 East 12th Street (a.k.a. 100 University Place), in Greenwich Village. Now, complete models of the building, crafted by Radii Inc., have been posted to the YIMBY Forums. The new tower will encompass 122,272 square feet. There will be 13,075 square feet of retail on the ground and cellar levels, in addition to 1,050 square feet of community facility space also on the street level. The residential units, which will be condominiums, should average 2,076 square feet apiece. Amenities include a parking garage in the sub-cellar, storage for 27 bikes, a fitness center, a lounge, and an outdoor terrace on the second floor. William Macklowe Company is the developer, while Annabelle Selldorf Architects is designing the building. SLCE Architects is serving as the architect of record. The site’s former four-story building was demolished earlier this year.

City Council Rejects Plans for Eight-Story, 200-Bed Nursing Home at 141 Conover Street, Red Hook

Back in December of 2015, renderings were revealed of the eight-story, 200-bed nursing home planned at 141 Conover Street, in Red Hook. The proposed project, by Oxford Nursing Home, was to measure 157,500 square feet and feature an urgent care center, but it also required an individual rezoning through the city’s Uniform Land Use Review Procedure (ULURP) process. Yesterday, the project reached the City Council Review step, but it was disapproved in a 48-0 vote by the full council, according to Crain’s. Unfortunately, this means the project is officially dead. Concerns raised at the vote included the unfavorable change in zoning from manufacturing to residential. Also, the site is located in a Flood Zone-A area, which some said would pose a threat to seniors living inside the building.

The neighborhoods north of Bronx Park remain bastions of small, market-rate development. Many of the builders are Albanian and based nearby in Morris Park, an East Bronx enclave populated by Albanians, Latinos, and Italians. One of those projects was filed yesterday at 3365 Cruger Avenue in Allerton, a mostly Puerto Rican neighborhood in the northeastern part of the borough.

City Launches Request for Proposals Seeking All-Affordable Mixed-Use Project at 1691 Madison Avenue, East Harlem

Mayor Bill de Blasio’s administration and the New York City Department of Housing Preservation and Development (HDP) have launched a Request for Proposals (RFP) for a 400-unit-plus, mixed-use development on the block bound by Park and Madison avenues and East 111th and 112th streets, in East Harlem. The request mandates the development to be entirely below market-rate and to have at least 400 rental apartments. In addition, all proposals must be of Passive House standards, according to Politico New York. The project will also include commercial and community facility components, and likely a public park space. The 76,500-square-foot development site currently consists of East Harlem Little League’s baseball field and four community gardens. It takes up the entire block, with the exception of the vacant lot at 91 East 111th Street and the four-story building at 1679 Madison Avenue. The baseball field and two of the community gardens will be relocated within the neighborhood. Since the project will be built on city-owned land, the selected proposal would have to be approved through the city’s ULURP process.

Eight-Story, 32-Unit Mixed-Use Project Nearly Topped Out at 109 East 115th Street, East Harlem

Back in November of 2015, a rendering was revealed of the planned eight-story, 32-unit mixed-use building at 109 East 115th Street, in East Harlem. Now, the structure is nearly topped out, Harlem+Bespoke reports. The structure encompasses 35,493 square feet, and will include a 5,392-square-foot nonprofit community facility on the ground floor. The residential units, which begin on the second floor, should average 699 square feet apiece, indicative of rental apartments. Amenities include a storage space for 16 bikes, a fitness center, and an outdoor terrace on the second floor. ACNY Developers Inc. is developing the project, while H. Thomas O’Hara’s Midtown-based HTO Architect is the architect of record. Completion is expected later this year.

Eight-Story, 49-Unit Affordable Mixed-Use Project with New Public Library Proposed at 5108 Fourth Avenue, Sunset Park

Back in 2014, the Brooklyn Public Library floated the idea of redeveloping its Sunset Park branch – at 5108 Fourth Avenue, located on the corner of 51st Street – into a mixed-use building with a new library and affordable residential units. Now, the Brooklyn Public Library and non-profit developer Fifth Avenue Committee are planning to move forward with an eight-story, 49-unit mixed-use project, DNAinfo reports. The team is expected to begin the city’s Uniform Land Use Review Procedure (ULURP) within the coming weeks. If approved, the building would feature a 21,000-square-foot library. The current single-story, 12,200-square-foot branch, which is in need of repairs, would be demolished. Fifth Avenue Committee would acquire the property from the city to develop the project.

Construction Wraps on 12-Story, 42-Unit Condominium Building at 1 John Street, DUMBO

Back in February of 2014, YIMBY reported on applications for a 12-story, 42-unit condominium building at 1 John Street, in DUMBO. Then in June of 2015, we reported on the project when its skeleton was 10 stories constructed. Now, the 123,200-square-foot structure is fully clad, Curbed NY reports. Dubbed One John Street, its residential units should average a spacious 2,801 square feet apiece. The condos will range from two- to four-bedroom configurations and include four penthouses. Amenities include a landscaped rooftop deck, individual rooftop cabanas, a waterfront promenade, a fitness center, a bike storage room, laundry facilities, and private residential storage units. The ground floor will feature a 3,000-square-foot restaurant and 2,551 square feet of space for the Brooklyn Children’s Museum Studio. Occupancy is expected this summer. Alloy Development (who designs its project’s in-house) and Monadnock Construction are the developers.

Four-Story Building Being Transformed Into 100-Bed Homeless Shelter, 1154 Dekalb Avenue, Bushwick

The four-story tenement buildings at 1154-1156 Dekalb Avenue, in central Bushwick, are now being renovated into a 100-bed, male-exclusive homeless shelter, according to DNAinfo. Occupants of the homeless shelter are expected to live there for an average of nine months. After two years, the building will be turned into a permanent supportive housing facility, per the New York City Department of Social Services. The Neighborhood Association for Inter-Cultural Affairs will operate the homeless shelter. Damon House, the owner of the buildings, operated a drug treatment facility on the property until the facility’s closure in January. The structures are currently vacant. A deed restriction on the properties requires that they be used for homeless New Yorkers.
